How bathroom resealing works in RH16
A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on shower trays & enclosures, sinks & splashbacks and kitchen worktops & upstands, and common reasons people get in touch are smears of silicone across the tiles and cracked, shrunken or lifting silicone.
Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. It generally takes a couple of hours for a single bath or shower.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, generally after around 24 hours.

Bathrooms and kitchens across RH16
Across RH16, from Haywards Heath, Cuckfield and Lindfield outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
London and the South East are among the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across RH16 is planned around the weather.
Haywards Heath: For landlords with property near Haywards Heath station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. If you look after a building such as Warden Park Primary Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.
Why deal with it now?
Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you’re letting a property or selling it. A smeared, uneven DIY bead does the opposite.
Questions to ask before you book
- Whether the sealant suits the joint
- How the colour is chosen
- What the quote includes, VAT included or not
- What happens if the job turns out different
Landlords, agents and businesses in RH16
Mouldy or split sealant often shows up at the end of a tenancy. Several properties can be quoted together.
Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we’re fully insured for the work.
Aftercare tips
Good habits help new joints last longer. A few tips:
- Keep the fan on for a while after bathing
- Keep an eye on the corners, where splits start
- Don’t leave water standing on kitchen joints
- Dry the bead with a towel now and then
Do not stand bottles along the bead, as they hold water against it. A quick squeegee after showering keeps water from sitting on the joint.
Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
What affects the cost of bathroom resealing
Every job gets its own quote. This is what makes a difference:
- Whether the work is at height
- How many rooms, windows or areas are involved
- The number and length of the joints
- Whether there’s mould to deal with
Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, call 0345 464 0079 or email us for an honest opinion and a quote.
Helping us quote
To make quoting easier, let us know:
- The rough size of the job
- How we’d reach the joints
- If someone has resealed it before
- If it’s domestic, commercial or a hotel
To get a quote, ring 0345 464 0079 or email us and tell us where the job is and what the problem looks like. You’ll have a clear quote before work begins.
When it isn’t the sealant
In fairness, some problems need a different trade:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Movement from a bath with loose feet or no proper support
- Cracked or missing grout between tiles (that’s regrouting)
RH16: your questions answered
Can you quote for more than one area?
Yes, and it often makes sense. Doing several areas at once is generally more efficient.
Will the old sealant be removed?
Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Can you work on commercial sites?
Yes. Larger jobs can be planned room by room or area by area to suit the site.
Can I choose the colour of the sealant?
White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.
Is it messy?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Do you come to RH16?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland.
