External mastic in West Preston
Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. We pick a colour that sits well with the wall so the joint does not stand out. We’re often asked to deal with brick movement joints where the sealant has split and hard, crazed mastic that has stopped moving, across concrete & block, render & cladding joints and joints between brick and frames.
Houses in smaller places like West Preston can stand more in the open than those in a built-up town, so exposed walls and rooflines take more wind-driven rain. That’s where gutter joints and wall joints tend to fail first.

How the visit works
You don’t need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the work takes a few hours for a handful of joints, longer for a whole elevation for a typical job. Parking around West Preston is usually easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.
- We look at every joint and agree a colour to suit the wall.
- We take out the old sealant until the faces are sound.
- Backing rod goes in so the sealant can stretch between the two faces.
- We prime the faces where required.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Getting ready for the visit
- Mention if the joints have been sealed before
- Tell us about any water getting in
- Clear the area around the work

Related advice
Different surfaces, different methods
Brickwork movement joints
Clay brickwork grows slightly over its life and moves with the weather. The movement joint takes that up, so its sealant has to stay flexible.
Cladding and façade panels
Metal and composite panels move a lot with temperature, so the joint sealant has to cope with frequent movement. The sealant is chosen with that in mind.
What affects the cost of external mastic
We quote each job individually. This is what makes a difference:
- Which sealant suits the joint
- Whether there’s mould to deal with
- Any working-time requirements on site
- How much there is to do
What it costs depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts.
What to tell us for a quote
When you contact us, it’s useful to know:
- The problem you’ve noticed
- The rough size of the job
- Access, such as stairs, a lift or height
- Where the job is, and your postcode
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. When it suits you, phone 0345 464 0079 or send us an email.
West Preston questions
Is external mastic in a coastal place like West Preston any different?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are generally the first to need attention.
Do you work for landlords with property near Angmering station?
Yes, we work for landlords and letting agents. Just call 0345 464 0079 or drop us an email and tell us about the property, and we’ll give you a clear price.
Is it worth trying it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Do you work for hotels and businesses?
Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.
How long does the job take?
Typically it takes anything from a few hours to several days, depending on the building. Bigger jobs take longer, and we’ll say how long yours will take.
Can new sealant go over the old?
No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. We remove it all first.
Do you take out the old sealant first?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
How long should I leave it?
Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint before we leave.
What sealant work can’t fix
Some problems need a builder, plumber or other trade rather than us:
- Render that is blown, hollow or coming away
- Cracks in the bricks or render themselves, away from the joints
- Adding movement joints to masonry that has none
If you are not sure, just call 0345 464 0079 or send us an email and we’ll give you a straight answer before booking.
What we seal
- Concrete & block
- Render & cladding joints
- Joints between brick and frames
- Copings & trims
- Brickwork movement joints
- Façade panels
Can I do it myself?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Leave it or put it right?
An open joint keeps letting water into the wall with every downpour. Wet masonry is more easily damaged by frost near the open joint, so the damage spreads beyond the joint. Around West Preston, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.
We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

What external mastic looks like in West Preston
West Preston is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
If you live in an older home near The Parish Church of St Mary, the joints between older walls, newer extensions and the roofline need a sealant that can move. If you look after a building such as Georgian Gardens Community Primary School, larger buildings have long runs of movement joint that eventually need resealing. If you let a flat or house near Angmering station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.
