External mastic in Oving
Getting the depth right is half the job. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, leaving it bonded to two faces so it can move with the wall. If you have damp patches traced to an open external joint and failed sealant between panels on a façade, we can help, on concrete & block, joints between brick and frames and render & cladding joints alike.
External sealant needs dry, clean surfaces, so work around Oving is planned for dry weather. Let us know about access to every wall, plus any garages or outbuildings.

What affects the cost of external mastic
The quote reflects the job in front of us. We look at:
- Any mould that needs treating
- The number of rooms or windows
- When we can work, for business premises
- The product the joint needs
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
What to tell us for a quote
Photos help, but a description is a good start. Please mention:

What happens on the day
When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take anything from a few hours to several days, depending on the building. In a small place like Oving, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- First, the joints are inspected and the access agreed.
- We cut out the old mastic and rake out anything in the joint.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
Preparing for the visit
- Mention if the joints have been sealed before
- Keep pets and children clear of the area while we work
- For indoor joints, keep the area dry beforehand if you can

Can I do it myself?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
I’m a tenant. Can you help?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We’ll tell you what we are using and why.
Will there be a smell?
Some sealants have a smell while they cure, but it fades. Ventilation helps.
Do I have to be there?
We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.
Do you hold any approvals?
Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Why act early in Oving
An open joint keeps letting water into the wall with every downpour. Wet masonry is more easily damaged by frost around the joint, so the damage spreads beyond the joint. Older cottages and farmhouses around Oving can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
What you pay reflects the work, not guesswork. That’s why we ask a few questions first and send you a clear quote before we start.

What we are called out for in Oving
Using the wrong sealant is another common reason. A stiff, general-purpose sealant cannot cope with a joint that moves a lot, and it tears off the sides.
Keep an eye out for these signs:
- Weeds or debris growing in open joints
- Sealant pulling away from one side of the joint
- Rain getting behind render or cladding at a joint
- Old sealant gone brittle and cracked
If you live in an older home near The Parish Church of St Andrew, older walls, gutters and the joints where extensions meet them need a flexible sealant.

Oving buildings and the weather
Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like Goodwood House (about 2.4 miles north) are a reminder that the area around Oving has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.
For landlords with property near Chichester station, split movement joints are easy to miss on a rental until damp shows inside. For site and facilities teams at buildings such as Westbourne House School, larger buildings have long runs of movement joint that eventually need resealing.

Keeping the joints in good condition
Aftercare is simple:
- Fix overflowing gutters above sealed joints
- Show decorators and builders where the movement joints are
- Keep soil, plants and ivy away from the joints
- Act on the first splits you see
Look over the joints once a year, ideally after winter. Watch for splits, edges coming away or growth in the joint.
Act while the splits are small. At that stage it’s a simple cut out and reseal.
