About our external mastic in Mid Lavant
We’re ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it, and we don’t skip that step. If you’re dealing with brick movement joints where the sealant has split and rigid filler in a joint that should flex, we can help, whatever the surface.
In a village or hamlet like Mid Lavant, older cottages and farm buildings often stand in the open, where walls and rooflines take the weather head on. Gutter joints and wall joints there need a sealant that can flex and stay put.

How the visit works
At the end, we look at the finished work together and tell you how long to leave it. The visit itself generally takes a few hours for a handful of joints, longer for a whole elevation, depending on how much there is to do. Somewhere as small as Mid Lavant, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We start by walking round the building and agreeing the joints and the access.
- We cut out the old mastic and rake out anything in the joint.
- The faces are brushed clean and primed where the product requires it.
- Backing rod sized to the joint goes in to set the depth.
- The exterior sealant is applied, tooled and checked along its length.
Getting ready for the visit
- Move anything stored near the joints
- Keep pets and children clear of the area while we work
- Mention any sign-in or site rules at work premises

Aftercare tips
How long the joints last depends on use and care. We suggest:
- Have failed joints looked at early
- Walk round the building once a year and look at the joints
- Deal with leaking gutters that soak the joints below
- Don’t let climbing plants root in the sealant
Do not paint over the new sealant unless we’ve said the product is paintable. Paint can crack on a flexible joint, and paint can crack as the joint moves.
A joint that has stopped moving pushes the movement elsewhere, often as cracks near the joint. Catch it early and you reduce the risk.
Outside joints around Mid Lavant
Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Goodwood House (about 1.9 miles east) nearby, there’s older building stock in the area around Mid Lavant as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.
If you live in an older home near Church of St Nicholas, old and new materials meet at the roofline and walls, which is where sealant earns its keep. If you look after a building such as Lavant CofE Primary School, larger buildings have long runs of movement joint that eventually need resealing.

Leave it or put it right?
Sealing over the top of old mastic does not hold for long. New sealant does not bond well to old, weathered sealant, so the old joint is cut out fully first. Where a wall is exposed, as many are in small places like Mid Lavant, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
The cost reflects the work involved, not guesswork. That’s why we ask about the job first.
Why book with us
- Quality sealants from Arbo and Everbuild
- Colour picked to suit the job
- Experience in homes, commercial sites and hotels
- Neat joints and a tidy finish
Can I do it myself?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Signs you need external mastic in Mid Lavant
UV, rain and frost all age exterior sealant. In time it goes hard, crazes on the surface and stops stretching, so the joint eventually tears or comes away from one side.
Common reasons people contact us are:
- Sealant that has lost its bond to the brick or render
- Moss and dirt in joints with no sealant left
- Movement joints with cracked, split or missing sealant
- Weathered mastic that no longer stretches
For landlords with property near Fishbourne station, split movement joints are easy to miss on a rental until damp shows inside.

How long does the job take?
Typically it takes a few hours for a handful of joints, longer for a whole elevation. Larger jobs naturally take longer.
Do you work at height?
It depends on the height and the site. Low-level joints are straightforward; for higher ones, send details and we will confirm the access.
How long does external mastic last?
It varies from wall to wall: joints on exposed walls or with a lot of movement age sooner. Check them each year and reseal when they split or harden. Our work comes with a one-year guarantee.
Do the sealants smell?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

What we cannot put right
New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:
- Cracked brickwork or render that needs a builder or plasterer
- Cutting new joints into brickwork, which is building work rather than sealant work
- Rising or penetrating damp from elsewhere in the wall
Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly.
What we seal
- Copings & trims
- Concrete & block
- Façade panels
- Joints between brick and frames
