Honest limits

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • Damp that isn’t coming from the joint
  • Cracks in the bricks or render themselves, away from the joints
  • Adding movement joints to masonry that has none

If in doubt, call 0345 464 0079 or drop us an email and we will say what we think.

External mastic in Lodsworth, done properly

A movement joint is a deliberate break that lets a wall expand and contract. The sealant in it has to stretch and squeeze for years, so once it splits or hardens, the joint stops working and water gets in. If you have joints pointed up with cement by mistake and leaking joints around cladding and façade panels, we can help.

Outside joints can only be sealed when they’re dry, so work in Lodsworth is booked around the forecast. Tell us about access to all sides of the building, including outbuildings and garages.

Each job carries a 12-month guarantee.

What affects the cost of external mastic

The price is agreed before any work begins. It’s based on:

  • The product the joint needs
  • Mould in or behind the old joints
  • How much there is to do
  • How easy the joints are to reach

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

What to tell us for a quote

Photos help, but a description is a good start. Try to tell us:

  • If someone has resealed it before
  • How many joints, rooms or windows are involved
  • A few pictures by email, if you can
  • The problem you’ve noticed

Getting a quote is simple: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job, and we’ll take it from there.

Why deal with it now?

It often makes sense to reseal all the failing joints on an elevation together. Joints of the same age tend to fail together and it means sorting access once. Around Lodsworth, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Common questions in Lodsworth

Do you cover Lodsworth for external mastic?

Yes, Lodsworth is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or send us an email with a few details of the job, and we’ll send you a clear quote.

What guarantee comes with external mastic in Lodsworth?

All our work, in Lodsworth and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Do you work for letting agents?

Yes, regularly. We can quote for several properties at once, and between tenancies is a good time for the work.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

What do you put in the joint?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

When will the joints need doing again?

It depends on the exposure, the movement and the product. Sealant is a maintenance item, so check the joints once a year.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Does someone need to be in?

It depends on the job. Inside work needs someone to give us access.

What the job involves on each surface

Brickwork movement joints

Brick movement joints are often mistaken for a missing mortar line. If that’s happened, we rake it out and reseal it properly where it can be done safely.

Copings and trims

Coping and trim joints face rain and sun head on. Each is resealed with a weatherproof, flexible sealant.

DIY sealant or a professional job?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Lodsworth buildings and the weather

London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Cowdray House (about 2.4 miles south-west) nearby, there’s older building stock in the area around Lodsworth as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.

Around Lodsworth, as everywhere, external mastic is only as good as the preparation behind it. If you live in an older home near The Parish Church of St Peter, older walls, gutters and the joints where extensions meet them need a flexible sealant.

Lodsworth is about 11 miles east of Petersfield, in West Sussex. From the centre of Lodsworth to the outskirts, external mastic is available for homes and businesses alike, from flats and houses to offices and hotels. Across West Sussex, we cover 371 places, and Lodsworth is one of them. For nearby work, see our Portsmouth page (22 miles or so).

Here we cover the GU28 postcode area for external mastic. Whether your property is on The Street, Shepherds Lane and The Croft or anywhere close by, our applicators can take on the job. We also cover Lickfold (2 miles north), Lurgashall (2 miles north), Ebernoe (4 miles north-east), Northchapel (4 miles north-east) and Ansteadbrook (6 miles north). We also work in nearby towns such as Bognor Regis (15 miles south), Chichester (12 miles south), Littlehampton (15 miles south-east), Emsworth (15 miles south-west), Rustington (15 miles south-east) and Storrington (12 miles south-east).

How the visit works

At the end, we look at the finished work together. The work normally takes a few hours to a few days, depending on the length of joint and the access, depending on the size of the job. In a small place like Lodsworth, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • Plan for the work area to be out of bounds to pets and children
  • Mention if the joints have been sealed before

Advice

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Tell anyone working on the walls about the movement joints
  • Avoid pressure-washing directly into sealant joints
  • Check external joints each spring
  • Check the sealant is paintable before painting near it

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.

Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years so early resealing is worth it.
