In fairness, there are a few things sealant won’t fix:
- Walls that need new movement joints cut into them
- Movement that’s more than a sealant joint can take
- Cracked brickwork or render that needs a builder or plasterer

External mastic in Lickfold, done properly
Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible exterior sealant takes up that movement. We work on joints between brick and frames, façade panels and render & cladding joints, and common reasons people get in touch are panel joints letting water in and brick movement joints where the sealant has split.
Outside joints can only be sealed when they’re dry, so work in Lickfold is booked around the forecast. Tell us about access to all sides of the building, including outbuildings and garages.
Whatever the size of the job, it’s backed by our 12-month guarantee in Lickfold and across West Sussex.

Landlords, agents and businesses in Lickfold
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can be quoted together.
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.
How the job changes by surface
Render joints
Cracks along render joints let water in behind the coat. A sound joint keeps the render dry behind.
Joints between dissimilar materials
Wherever two materials meet, they move differently. We seal the joint with a flexible exterior sealant so the movement is taken up.
Why deal with it now?
The longer a joint stays open, the more water the wall takes in. Wet masonry is more easily damaged by frost, so the problem grows beyond the joint itself. Around Lickfold, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

External mastic in Lickfold: local notes
The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Cowdray House (about 3.4 miles south-west) are a reminder that the area around Lickfold has older buildings as well as new. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.
In the older streets around The Parish Church of St Lawrence, the joints between older walls, newer extensions and the roofline need a sealant that can move. For landlords with property near Haslemere station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Aftercare tips
To keep the joints looking good and working properly:
- Ask before painting over external sealant
- Never let anyone fill a movement joint with mortar
- Show decorators and builders where the movement joints are
- Walk round the building once a year and look at the joints
Do not let soil, plants or ivy build up against the new joints. Anything that holds water against the joint wears it out sooner.
An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage which cost more to put right than the joint.
How it works
You do not need to clear the whole room or building, just the space around the work. We protect the rest, and the job takes a few hours to a few days, depending on the length of joint and the access in most cases. Somewhere like Lickfold needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- Each joint is checked and the colour of the new sealant agreed.
- Failed sealant is removed back to clean, sound faces.
- Backing rod goes in so the sealant can stretch between the two faces.
- We prime the faces where required.
- We gun in low-modulus sealant and tool it neatly.
Getting ready for the visit
- Let us know about earlier repairs to the joints
- Where the joints are inside, avoid wetting them before we arrive
- Clear items away from the joints we are working on

Should I try it myself first?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
