How the job changes by surface

Render joints

Cracks along render joints let water in behind the coat. Resealing the joints early keeps water out and protects the render itself.

Copings and trims

A failed coping joint lets water into the top of the wall. Sealing them early saves the wall below.

About our external mastic in Small Dole

Getting the depth right is half the job. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, so it bonds to the two sides only and can stretch. We work on brickwork movement joints, concrete & block and render & cladding joints, and people most often call us about weeds or debris growing in open joints and joints pointed up with cement by mistake.

External sealant needs dry, clean surfaces, so work around Small Dole is planned for dry weather. Let us know about access to every wall, plus any garages or outbuildings.

You’re covered for a year from the day we finish. If anything isn’t right with it, phone 0345 464 0079 or drop us an email.

Landlord and commercial work in Small Dole

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.

Small Dole questions

Can you help a landlord with a rental near Shoreham-By-Sea station?

Yes, we work for letting agents and landlords. Just ring 0345 464 0079 or email us and tell us about the property, and we’ll send you a clear quote.

Do you cover Small Dole for external mastic?

Yes, Small Dole is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or drop us an email and let us know what needs doing, and we will send you a clear quote.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in.

Do you work at height?

That depends on the building and the joints. Where joints can be reached safely, we’ll do them. Give us some details and we will confirm the access.

Will the old sealant be removed?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Will there be a smell?

Possibly a little. It fades as the sealant cures, and ventilation helps.

Can you seal over the old sealant?

No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

Can you quote for more than one area?

Yes. Just list everything you need.

When to call us in Small Dole

Buildings move more than people expect. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. All of that ends up in the joint sealant.

It’s worth asking for a quote if you see:

  • Sealant that has lost its bond to the brick or render
  • Movement joints with cracked, split or missing sealant
  • Gaps where render, brick and frames meet
  • Plants rooting in failed movement joints

Letting a property close to Shoreham-By-Sea station? Then outside joints that have cracked can let damp into a rental, so check them between lets.

Our hiring checklist

What happens if it’s left?

Pointing a movement joint with mortar might seem a neat fix, but it stops the joint moving. The wall then cracks somewhere else. A flexible sealant over backing rod is what the joint needs. Where a wall is exposed, as many are in small places like Small Dole, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Keep soil, plants and ivy away from the joints
  • Never let anyone fill a movement joint with mortar
  • Wash walls gently around the sealant
  • Leave the joints unpainted unless we have said otherwise

Don’t paint over the new sealant unless we’ve said the product is paintable. Many exterior sealants are not designed to be painted.

If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

How it works

Every visit runs the same way: we check the joints, protect the area around them, do the work and tidy away. Most jobs take a few hours to a few days, depending on the length of joint and the access. Somewhere as small as Small Dole, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

How to prepare

  • Where the joints are inside, avoid wetting them before we arrive
  • Clear items away from the joints we are working on
  • Mention if the joints have been sealed before
