How we quote for bathroom resealing
Some jobs are bigger than they look, and some smaller. The main factors:
- Working hours on commercial sites
- How easy the joints are to reach
- The type of sealant required
- How many areas need sealing
The cost depends on the amount of work, how hard the old material is to remove and access to the work. We give a clear quote before work begins.

Bathroom resealing in Small Dole
We fill the bath before sealing it. The weight settles the bath to its lowest point, so the bead isn’t stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. We work on shower trays & enclosures, basins & vanity units and baths, and the jobs we see most are a messy, uneven bead from a previous reseal and a joint torn by a bath that flexes.
Homes around Small Dole are mostly houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.
A one-year guarantee comes with the work, just as it does everywhere we cover.

What we are called out for in Small Dole
With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.
Keep an eye out for these signs:
- Leaks into the floor or ceiling below
- Two layers of silicone, both failing
- Water escaping at the shower enclosure
- A messy, uneven bead from a previous reseal
In and around Small Dole, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Yes, we work for landlords and agents. Just call 0345 464 0079 or email us and tell us about the property, and we’ll send you a clear quote.
Do you cover Small Dole for bathroom resealing?
Yes, Small Dole is within the area we cover. We work across London and the South East. You can ring 0345 464 0079 or send us an email and let us know what needs doing, and we’ll give you a clear price.
Do you do kitchens as well as bathrooms?
Yes. Next to the sink we use a food-safe product where it’s needed.
Can I choose the colour of the sealant?
You are not limited to white: clear, white and colours chosen to suit the room. We’ll talk it through when we quote.
How long before the new sealant can get wet?
Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or as long as we advise for that product.
Can new silicone go straight over the old?
No. New silicone will not bond to old silicone, so it lifts and traps water and mould underneath. All the old sealant comes out first.
Is it messy?
Tidy work is part of the job. Nearby surfaces are protected.
Do I have to be there?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that usually means someone at home.
How it works
The work is kept neat and contained to the joints we’re treating, so you can carry on as normal. Expect the work to take a couple of hours for a single bath or shower, and we tell you how long to leave it before we go. Somewhere like Small Dole needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- We protect the area and cut out all of the old sealant.
- The joint is cleaned, degreased and treated for mould.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We tidy up and give you the cure time, normally around 24 hours.

Advice
Leave it or put it right?
The difference in a professional reseal is mostly what you do not see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early. Where a wall is exposed, as many are in small places like Small Dole, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
Doing several joints on one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. Our tips:
- Wipe up water along the back of the worktop
- Clean with a mild bathroom cleaner and a soft cloth
- Never pick at the silicone with a blade
- Open a window or run the fan so the room dries
Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning generally will not remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.
When it isn’t the sealant
New sealant cannot fix everything, and we will tell you before work begins. It won’t solve:
- Cracked or missing grout between tiles (that’s regrouting)
- Loose or hollow tiles, or failed tanking behind them
- A bath or tray that moves because it isn’t properly supported
Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.
