How we handle external mastic in Ardingly

On houses, flats and commercial buildings across Ardingly, we reseal joints in brickwork, render, cladding and façade panels. The preparation is the same whatever the wall: clean joint faces and the right depth. We work on copings & trims, render & cladding joints and concrete & block, and the jobs we see most are rain getting behind render or cladding at a joint and movement joints with cracked, split or missing sealant.

External sealant needs dry, clean surfaces, so work around Ardingly is planned for dry weather. Let us know about access to every wall, plus any garages or outbuildings.

A one-year guarantee comes as standard.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

How we quote for external mastic

Your quote is based on your job. We take into account:

  • How many rooms, windows or areas are involved
  • The size of the job
  • Access and height
  • Any mould that needs treating

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What we need to know

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • How we’d reach the joints
  • The problem you’ve noticed
  • If it’s domestic, commercial or a hotel
  • The rough size of the job

Do you cover Ardingly for external mastic?

Yes, Ardingly is within the area we cover. Our work covers London and the South East. You can phone 0345 464 0079 or send us an email and let us know what needs doing.

Is it OK to seal over old sealant?

No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

How do I get a quote for external mastic in Ardingly?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before we start.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll explain our choice.

How often do external joints need resealing?

There’s no fixed answer: joints on exposed walls or with a lot of movement age sooner. A yearly look will tell you when they need doing. Our work comes with a one-year guarantee.

Why is there a gap in my brick wall?

Brickwork, render and cladding all move a little, and planned joints take up that movement. The gap is sealed with a flexible sealant over backing rod.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.

Walls and rooflines in Ardingly

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Priest House (about 2.2 miles north-east) are a reminder that the area around Ardingly has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.

For an older house near a landmark such as St Peter's Church, older walls, gutters and the joints where extensions meet them need a flexible sealant. If you let a flat or house near Balcombe station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. For site and facilities teams at buildings such as St Peter's CofE Primary School, larger buildings have long runs of movement joint that eventually need resealing.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can go on one quote.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Keep high-pressure jets off the joints
  • Walk round the building once a year and look at the joints
  • Clear growth from the base of walls and joints
  • Check the sealant is paintable before painting near it

Give the sealant the cure time we tell you before anything rubs against it. Most exterior sealants skin fast but take longer to cure right through.

Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.

Surface by surface

Render joints

The face of render can be soft, so a sealant that stretches easily protects the edges. Priming is done where the sealant calls for it.

Cladding and façade panels

Where a cladding system has its own specified sealant, we follow it, or one the system allows. Send us any details you have about the façade.

Honest limits

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • Failed render or damaged cladding panels
  • Walls that need new movement joints cut into them
  • Rising or penetrating damp from elsewhere in the wall

Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly before booking.

What we seal

  • Concrete & block
  • Render & cladding joints
  • Façade panels
  • Joints between brick and frames
  • Copings & trims
  • Brickwork movement joints

How the visit works

There’s no need to move everything out, only the area right around the joints. We protect the rest, and the job takes anything from a few hours to several days, depending on the building in most cases. Somewhere as small as Ardingly, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about access, such as stairs, a lift or high-level joints
  • For business premises, tell us about site rules or sign-in
