External Mastic in Lambs Green

We cover Lambs Green for sealing brickwork movement joints, render, cladding and façade joints. Old sealant removed completely, joints prepared properly.

  • Moss and dirt in joints with no sealant left
  • Rigid filler in a joint that should flex
  • Sealant pulling away from one side of the joint

Trusted external mastic in Lambs Green

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

External mastic in Lambs Green, done properly

Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible sealant bridges the two where a rigid filler would soon crack. If you are dealing with panel joints letting water in and weathered mastic that no longer stretches, we can help, on render & cladding joints, façade panels and copings & trims alike.

Outside joints can only be sealed when they’re dry, so work in Lambs Green is booked around the forecast. Tell us about access to all sides of the building, including outbuildings and garages.

You get a one-year guarantee, the same in Lambs Green as everywhere else we work.

Your questions about external mastic in Lambs Green

Will you come out to Lambs Green?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you do external mastic in Lambs Green?

Yes. We work across London and the South East, and Lambs Green is part of that. You can ring 0345 464 0079 or drop us an email and tell us what needs doing, and we’ll give you a clear price.

Do you work for landlords and businesses?

Yes. We work in homes, commercial premises and hotels, and we’re fully insured.

When is the sealant fully cured?

Cure times vary by product and the conditions. Before we leave, we will tell you the cure time.

Do you take out the old sealant first?

Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Are you an approved applicator?

Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Can you do several jobs on one visit?

Yes. More than one area can be quoted together.

Are you fully insured?

Yes, we are fully insured.

What happens if it’s left?

Pointing a movement joint with mortar might seem a neat fix, but it stops the joint moving. The movement then cracks the brickwork or render nearby. A flexible sealant over backing rod is what the joint needs. Where a wall is exposed, as many are in small places like Lambs Green, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Doing several joints on one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

What affects the cost of external mastic

The quote reflects the job in front of us. We look at:

  • The number and length of the joints
  • Any mould that needs treating
  • How many areas need sealing
  • How much old sealant there is and how hard it is to remove

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Asking for a quote

To make quoting easier, let us know:

  • Whether it has been sealed before
  • Access, such as stairs, a lift or height
  • Where the property is
  • If it’s domestic, commercial or a hotel

To get a quote, call 0345 464 0079 or drop us an email with the location and a short description of the problem. You’ll have a clear quote before work begins.

Honest limits

Sealant isn’t the answer to every problem, and we will tell you before work begins. Sealant won’t put right:

  • Rising or penetrating damp from elsewhere in the wall
  • Render that’s blown, hollow or coming away
  • Subsidence or other structural problems

If you’re not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer.

Surfaces we seal

  • Joints between brick and frames
  • Copings & trims
  • Brickwork movement joints
  • Concrete & block
  • Façade panels
  • Render & cladding joints

Aftercare tips

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Keep high-pressure jets off the joints
  • Get split or bare joints resealed while the damage is small
  • Keep movement joints as flexible joints, not mortar
  • Check the sealant is paintable before painting near it

Avoid pressure-washing straight into the joints. High-pressure water can lift the edges.

Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.

The process

There’s no need to move everything out, only the area right around the joints. We protect the rest, and the work takes a few hours to a few days, depending on the length of joint and the access in most cases. In a small place like Lambs Green, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Preparing for the visit

  • Let us know about parking restrictions
  • Let us know about stairs, lifts or work at height
  • Let us know about earlier repairs to the joints

How to get a quote

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that’s easy.

Outside joints around Lambs Green

The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

If you look after a building such as Rusper Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. If you live in an older home near St Mary Magdalene church, older walls, gutters and the joints where extensions meet them need a flexible sealant. For landlords with property near Faygate station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.
