External mastic near Tinsley Green

Tinsley Green buildings and the weather

Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

In the older streets around St Michael and All Angels Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep. If you look after a building such as Forge Wood Primary School, its movement joints, gutters and trims need looking after like any other building’s.

Tinsley Green is about 3 miles south of Horley, in West Sussex. Across the RH10 area, our applicators can take on external mastic. Our area takes in 371 places across West Sussex.

External mastic for homes and businesses in Tinsley Green

Low-level joints can normally be done from the ground. Where joints are higher up, tell us about the building when you get in touch and we’ll confirm what access is needed. Common call-outs are for sealant that has lost its bond to the brick or render and water getting into walls through failed joints, across render & cladding joints, façade panels and brickwork movement joints.

Outside joints can only be sealed when they’re dry, so work in Tinsley Green is booked around the forecast. Let us know about access to every wall, plus any garages or outbuildings.

Whatever the size of the job, you get the same one-year guarantee.

What we’re called out for in Tinsley Green

Using the wrong sealant is another common reason. A stiff, general-purpose sealant cannot cope with a joint that moves a lot, so it pulls away from the edges.

Any of these means the joints need attention:

  • Water getting into walls through failed joints
  • Joints pointed up with cement by mistake
  • Joints with sealant missing in places
  • Old sealant gone brittle and cracked

Letting a property close to Gatwick Airport station? Then outside joints that have cracked can let damp into a rental, so check them between lets.

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Clear growth from the base of walls and joints
  • Point out the joints to other trades
  • Get split or bare joints resealed while the damage is small
  • Keep water from gutters off the wall

Follow the cure time we give you before the joint is knocked or disturbed. Most exterior sealants skin fast but take longer to cure right through.

Water getting behind cladding or render can go unnoticed for a long time. When it finally shows inside, the joint may have been open for years, so it’s worth resealing at the first signs.

Your questions about external mastic in Tinsley Green

Is Tinsley Green within the area you cover?

Yes, Tinsley Green is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you do external mastic in Tinsley Green?

Yes. We work across London and the South East, and Tinsley Green is part of that. Just call 0345 464 0079 or drop us an email with a few details of the job, and we will send you a clear quote.

Why is there a gap in my brick wall?

It’s a deliberate gap that lets the wall expand and contract without cracking. It should be filled with flexible sealant, never mortar.

What colours does the sealant come in?

We choose a sealant colour to suit the brick, stone or render. There’s a wide choice of exterior colours.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us, and we are fully insured.

Do you guarantee your work?

Yes, for a year. If there’s a problem with our work in that time, tell us and we will put it right.

Will the old sealant be removed?

Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.

Work for landlords, hotels and businesses

We work for landlords and letting agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

What affects the cost of external mastic

We don’t publish a price list, because no two jobs are the same. The quote depends on:

  • The number of rooms or windows
  • The product the joint needs
  • When we can work, for business premises
  • Any mould that needs treating

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.

Helping us quote

What to tell us when you ask for a quote:

  • Where the job is, and your postcode
  • Access, such as stairs, a lift or height
  • What the problem is, such as mould, gaps, leaks or cracking
  • Pictures of the joints, sent by email

Asking for a quote is easy: let us know the job and the location and its rough size. A few photos by email make the job easier to understand, and we’ll take it from there.

How it works

When we arrive, we look over the joints with you first, so you know exactly what we are doing. We protect the surfaces around the joints before any work begins. The work usually takes a few hours for a handful of joints, longer for a whole elevation. Somewhere as small as Tinsley Green, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Before we arrive

  • Keep pets and children clear of the area while we work
  • Move anything stored near the joints
  • On commercial sites, let us know about site rules

Advice

When it is not the sealant

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Subsidence or other structural problems
  • Cracks in the bricks or render themselves, away from the joints
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

If you are not sure, just phone 0345 464 0079 or send us an email and we’ll give you a straight answer.

Surfaces we seal

  • Brickwork movement joints
  • Concrete & block
  • Render & cladding joints
  • Façade panels
  • Joints between brick and frames
  • Copings & trims

Can I do it myself?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
