External Mastic in Cote
Our applicators work in Cote on sealing brickwork movement joints, render, cladding and façade joints. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.
- Failed sealant between panels on a façade
- Rain getting behind render or cladding at a joint
- Movement joints with cracked, split or missing sealant
External mastic in Cote
Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible exterior sealant takes up that movement where mortar or filler would crack. We work on copings & trims, render & cladding joints and façade panels, and people most often call us about sealant that has lost its bond to the brick or render and rain getting behind render or cladding at a joint.
Somewhere as small as Cote, homes and farm buildings often face open ground, where walls and rooflines take the weather head on. Gutter joints and wall joints there need a sealant that can flex and stay put.
The work is covered for a year after we finish. If anything isn’t right with it, call 0345 464 0079 or send us an email.

Why act early in Cote
The longer a joint stays open, the more water the wall takes in. In cold weather, frost can damage wet brick and render, so the problem grows beyond the joint itself. Where a wall is exposed, as many are in small places like Cote, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
Doing several joints on one visit normally makes better use of the time than several visits. You will get one clear quote for the whole job.
Why us?
- Neat joints and a tidy finish
- 180+ five-star Google reviews
- Experience in homes, commercial sites and hotels
- Fully insured
Honest limits
In fairness, some problems need a different trade:
- Subsidence or other structural problems
- Render that is blown, hollow or coming away
- Cutting new joints into brickwork, which is building work rather than sealant work
If you’re not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer.
What we seal
- Brickwork movement joints
- Copings & trims
- Render & cladding joints
- Concrete & block
- Joints between brick and frames
- Façade panels
How to look after the new joints
A little care helps the new joints last. Our advice:
- Get split or bare joints resealed while the damage is small
- Check the sealant is paintable before painting near it
- Look over the joints every year, ideally after winter
- Avoid pressure-washing directly into sealant joints
Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.
An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick, all bigger jobs than a reseal.

Cote: your questions answered
Can you help a landlord with a rental near Durrington-On-Sea station?
Yes, we work for landlords and letting agents. Just call 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear price.
Will you come out to Cote?
Yes, we do. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
How long before the joint can be used?
Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used.
Do you guarantee your work?
Yes. There’s a 12-month guarantee on every job.
What is a movement joint?
Brickwork, render and cladding all move a little, and planned joints take up that movement. It’s closed with backing rod and a flexible sealant.
How often do external joints need resealing?
There’s no fixed answer: joints on exposed walls or with a lot of movement age sooner. Check them each year and reseal when they split or harden. Our work comes with a 12-month guarantee.
Can I do it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
DIY sealant or a professional job?
A DIY attempt does not rule out a professional job. We remove it and do the joint properly.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

- Any mould that needs treating

The cost reflects the work involved, not guesswork. That’s why we ask a few questions first.

What we’re called out for in Cote
Weeds, moss and debris in a joint are a sign the sealant has gone. Roots and dirt hold water against the wall.
The most common problems we see are:
- Failed sealant between panels on a façade
- Joints pointed up with cement by mistake
- Damp patches traced to an open external joint
- Weathered mastic that no longer stretches

Cote buildings and the weather
Cote is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Historic houses like Ecclesden Manor (about 2.5 miles south-west) are a reminder that the area around Cote has older buildings as well as new. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.
Schools such as Durrington Junior School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Homes close to St Symphorian's Church include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant.

The process
You don’t need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the job takes a few hours to a few days, depending on the length of joint and the access in most cases. For a village or hamlet like Cote, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- We look at every joint and agree a colour to suit the wall.
- Failed sealant is removed back to clean, sound faces.
- Backing rod goes in so the sealant can stretch between the two faces.
- We prime the faces where required.
- We gun in low-modulus sealant and tool it neatly.
How to prepare
- Tell us if parking is tricky
- Plan for the work area to be out of bounds to pets and children
- For indoor joints, keep the area dry beforehand if you can
