Window & door mastic in Cote, West Sussex
We cover Cote for mastic around window and door frames, sills and patio doors. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.
- Mastic that has split away from the wall
- Black, perished sealant on frames
- Damp patches on the reveal after heavy rain
Window mastic in Cote, done properly
A cold draught around a closed window often comes from the frame edge. Resealing that joint can make a room feel noticeably less draughty. Where the air is getting in through the window itself, we will say so. If you’re dealing with old mastic that has gone black or come away and sealant in the wrong colour for the frame, we can help.
In a village or hamlet like Cote, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these do not always suit modern silicone, and sometimes a traditional sand mastic is the better choice.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Honest limits
In fairness, there are a few things sealant won’t fix:
- A sash or casement that won’t close properly
- Draughts through the window seals rather than the frame
- Penetrating damp from a failed cavity tray or render
Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly before you book.

What we do, step by step
We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes a morning for a couple of windows and a door. Somewhere as small as Cote, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- We start by checking each window and door with you.
- Next the failed sealant is cut away and the joint cleaned.
- Deep gaps are filled with backing rod to set the depth.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- Every joint is checked before we leave.
Before we arrive
- Tell us if parking is tricky
- Mention any tricky access
- Move anything stored near the joints

Common questions in Cote
Does the coastal weather in Cote affect outside sealant?
Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
Do you work for landlords with property near Durrington-On-Sea station?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear quote.
What information do you need?
Tell us what needs doing and where, with photos by email if possible. We’ll ask anything else we need to know.
How long will my window job take?
Allow a few hours for a few frames, or a day or more for a whole house. Access and the amount of old mastic make the biggest difference.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator.
How long before the joint can be used?
Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used.
Does someone need to be in?
If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.
Can you do the inside joint as well?
Yes. Outside is the weather seal; inside closes the gap to the plaster. We do one or both.
Leave it or put it right?
The work is quick compared with the damage it prevents: the visit takes anything from an hour or two to a full day, depending on how many frames there are. Leave it until water is coming in and you may need plastering and decorating as well. Older cottages and farmhouses around Cote can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please ring 0345 464 0079 or send us an email and we will talk you through it.
Why us?
- Trusted Arbo and Everbuild sealants
- A sealant colour to suit the surroundings
- Homes, businesses and hotels
- A choice of colours where the product allows
DIY sealant or a professional job?
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
What affects the cost of window mastic
For a quick quote, just ask. What matters most is:
- Any mould that needs treating
- Access and height
- The product the joint needs
- Any working-time requirements on site
What you pay reflects the work, not guesswork. That’s why we ask about the job first and give you a clear quote before work begins.
Asking for a quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- Where the property is
- How many joints, rooms or windows are involved
- If someone has resealed it before
- A few photos by email, if you can
To get a quote, call 0345 464 0079 or send us an email with the location and a short description of the problem. You’ll have a clear quote before work begins.
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Look round the frames every year or so
- Keep timber frames painted
- Avoid harsh chemicals near the mastic
- Don’t paint over the silicone
Check the drainage slots in the frames are not blocked, so water can run away instead of sitting against the joint.
Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.
How the job changes by surface
Aluminium frames
Aluminium moves with heat, and the frames are often slimmer than uPVC. A tidy bead in anthracite grey, black or a matching colour suits the frame.
Window sills
The end joints of a sill tend to fail before the rest. We reseal them so rain cannot run into the wall.

Window mastic in Cote: local notes
Cote is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
Rented homes near Durrington-On-Sea station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. If you live in an older home near St Symphorian's Church, the joint between an old wall and a newer frame is generally the first place rain gets in. Schools such as Durrington Junior School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.
