Why deal with it now?

Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you’re letting a property or selling it. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. In a small place like East Dean, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

What we do, step by step

Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In a small place like East Dean, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • For indoor joints, keep the area dry beforehand if you can
  • Move anything stored near the joints

Advice

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Dry the bead with a towel now and then
  • Dry worktop joints after washing up
  • Move toiletries away from the joint
  • Keep an eye on the corners, where splits start

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

East Dean: your questions answered

Do you work for hotels and guest houses in East Dean?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Can you do bathroom resealing in East Dean?

Yes. Our work covers London and the South East, and East Dean is part of that. You can call 0345 464 0079 or drop us an email and tell us what needs doing, and we will give you a clear quote.

Is it messy?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Is there any odour?

There can be a smell while the sealant cures. Ventilation helps.

How long will the resealing take?

That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We will tell you what we are using and why.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Bathroom resealing around East Dean

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. There are hotels and other places to stay in and around East Dean. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

For an older house near a landmark such as The Parish Church of All Saints, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What we cannot put right

To be straight with you, there are a few things sealant won’t fix:

  • Movement from a bath with loose feet or no proper support
  • Damage behind the tiles that needs a tiler
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If in doubt, call 0345 464 0079 or email us and we’ll say what we think before you book.

Joints and surfaces we work on

  • Sinks & splashbacks
  • Basins & vanity units
  • Wet rooms
  • Baths
  • Shower trays & enclosures
  • Kitchen worktops & upstands

Different surfaces, different methods

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

DIY sealant or a professional job?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

When to call us in East Dean

Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.

The problems people normally mention when they call include:

  • Shrunken sealant along the back of a worktop
  • Damp behind the bath or under the tray
  • Black mould in the silicone that won’t clean off
  • Lumpy, uneven sealant from a DIY attempt

In and around East Dean, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.
