What bathroom resealing looks like in Charlton

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. There are hotels and other places to stay in and around Charlton. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

If you live in an older home near The Parish Church of the Blessed Virgin Mary, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Quotes for bathroom resealing in Charlton

We quote each job individually. This is what makes a difference:

  • The product the joint needs
  • The amount of work
  • Whether the work is at height
  • Whether there’s mould to deal with

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and give you a clear price before work begins.

What to tell us for a quote

When you contact us, these details help:

  • Roughly how big the job is
  • The type of property
  • A few pictures by email, if you can
  • Any previous sealing or DIY work

We quote each job on its own, so the first step is telling us about yours. Simply call 0345 464 0079 or send us an email and describe the job.

What sealant work cannot fix

We will always be straight with you, so here’s what sealant cannot fix:

  • Cracks in the tray itself rather than the joint
  • Loose or hollow tiles, or failed tanking behind them
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If you are not sure, just ring 0345 464 0079 or send us an email and we will give you a straight answer.

Surfaces we seal

  • Basins & vanity units
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Baths
  • Kitchen worktops & upstands

How it works

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it normally takes half a day or less for one room, longer when the kitchen is included. For a village or hamlet like Charlton, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

Getting ready for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • On commercial sites, let us know about site rules
  • Keep pets and children clear of the area while we work

What we are called out for in Charlton

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Hot pans and harsh cleaners don’t help.

These are the problems we are asked about most:

  • Shrunken sealant along the back of a worktop
  • Smears of silicone across the tiles
  • Water escaping at the shower enclosure
  • Leaks into the floor or ceiling below

If you look after a building such as Singleton CofE Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What your quote should include

  • How the surfaces are prepared before sealing
  • Are they insured?
  • How long the guarantee is
  • Whether all the old sealant comes out first

Our hiring checklist

DIY versus a professional finish

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Questions from Charlton

Do you cover Charlton for bathroom resealing?

Yes, Charlton is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or drop us an email and tell us what needs doing.

Do you take on hotel work around Charlton?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

What should I tell you?

A short description and the location. We’ll ask anything else we need to know.

Will the old sealant be removed?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Will you leave a mess?

We keep the work tidy. Nearby surfaces are protected, and we clear up when we’re done.

Is the work guaranteed?

Yes, a one-year guarantee. Looking after the joint as we suggest helps it last.

Surface by surface

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows.
