Bathroom resealing in Itchingfield, done properly

Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. Common call-outs are for a bead that has pulled away from the tiles and a messy, uneven bead from a previous reseal, across baths, sinks & splashbacks and kitchen worktops & upstands.

Somewhere as small as Itchingfield, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.

The work is covered for a year after we finish. If anything is not right with it, ring 0345 464 0079 or drop us an email.

How to look after the new joints

So the new joints stay in good condition:

  • Wipe the sealant dry after showering
  • Avoid abrasive pads on the sealant
  • Open a window or run the fan so the room dries
  • Give the silicone its full cure time

Have a look at the joints every few months. A small split or a corner lifting is easy to spot, so if something doesn’t look right, just ring 0345 464 0079 or send us an email.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

When to call us in Itchingfield

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners do not help.

Look out for these signs:

  • A reseal done over the top of the old bead
  • Mouldy sealant that has gone black
  • Failed sealant on the screen profile
  • A joint torn by a bath that flexes

Homes close to The Parish Church of St Nicolas include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Our hiring checklist

Itchingfield: your questions answered

Do you cover smaller places like Itchingfield?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you do bathroom resealing in Itchingfield?

Yes. Our work covers London and the South East, and Itchingfield is part of that. Just phone 0345 464 0079 or send us an email with a few details of the job, and we’ll give you a clear price.

Is white the only colour available?

White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.

Do you work for landlords and businesses?

Yes. Domestic, commercial and hotel work are all part of what we do.

Can you just seal over the old silicone?

No. New silicone won’t bond to old silicone, so it lifts and traps water and mould underneath. All the old sealant comes out first.

What sealant do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will explain our choice.

Is there any odour?

Some sealants have a smell while they cure, but it fades. Ventilation helps.

Will it make a mess?

Tidy work is part of the job. We protect what’s around the joints, and we clear up when we’re done.

What happens on the day

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes a couple of hours for a single bath or shower. Somewhere as small as Itchingfield, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Before we arrive

  • Move anything stored near the joints
  • Let us know about stairs, lifts or work at height
  • Mention if the joints have been sealed before

Related advice

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Why deal with it now?

Running new silicone over the old joint can look tidy for a few weeks, but it cannot stick to what’s underneath. Water creeps under it and mould follows. In a small place like Itchingfield, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

How the job changes by surface

Baths

Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone, tooled so water cannot sit on it.

Basins & vanity units

The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, and we treat it exactly as we would a bath.
