Bathroom resealing around Hampers Green

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.

Schools such as Petworth Cof E Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you let a flat or house near Pulborough station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Homes close to The Church of St Mary the Virgin include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Bathroom resealing in Hampers Green

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Hampers Green. We’re fully insured ARBOMaster approved applicators, and every job carries our one-year guarantee. We work on sinks & splashbacks, wet rooms and basins & vanity units, and the jobs we see most are splits where the tray meets the wall and lumpy, uneven sealant from a DIY attempt.

Homes around Hampers Green are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

The work is covered for a year after we finish. If anything isn’t right with it, ring 0345 464 0079 or send us an email.

The process

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes half a day or less for one room, longer when the kitchen is included. Somewhere like Hampers Green needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

Advice

What affects the cost of bathroom resealing

You will get a clear quote before we start. It’s based on:

  • The product the joint needs
  • Whether there’s mould to deal with
  • How many rooms, windows or areas are involved
  • How easy the joints are to reach

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • Whether it has been sealed before
  • Access, such as stairs, a lift or height
  • What the problem is, such as mould, gaps, leaks or cracking
  • A few pictures by email, if you can

We quote each job on its own, so the first step is telling us about yours. Just phone 0345 464 0079 or drop us an email with the details and send pictures if you have them.

DIY sealant or a professional job?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Wait for the cure time we give you
  • Dry the bead with a towel now and then
  • Keep bottles off the sealant line
  • Avoid abrasive pads on the sealant

Give the silicone time to cure before it gets wet, which is generally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

How the job changes by surface

Shower trays & enclosures

If a tray moves underfoot, new silicone will not last. We check for movement before we reseal, and tell you if it needs re-bedding first.

Wet rooms

A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.

When it is not the sealant

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Cracked or missing grout between tiles (that’s regrouting)
  • A tray or bath that’s cracked through
  • A bath or tray that moves because it isn’t properly supported

If you are not sure, just phone 0345 464 0079 or email us and we will give you a straight answer before you book.

What we seal

  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Wet rooms
  • Shower trays & enclosures
  • Basins & vanity units
  • Baths

What happens if it’s left?

Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead won’t last. In a small place like Hampers Green, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

What you pay reflects the work, not guesswork. That’s why we ask a few questions first and send you a clear quote before any work starts.

Hampers Green: your questions answered

Is Hampers Green in your area for bathroom resealing?

Yes, Hampers Green is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or drop us an email and tell us what needs doing.

Do you work for landlords with property near Pulborough station?

Yes, rental work is part of what we do. You can call 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before any work starts.

Do you have insurance?

Yes. Full insurance covers our work.

Which products do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we’re using and why.

Will it make a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Can you reseal around my kitchen sink and worktop?

Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Is it OK to put new sealant on top of the old bead?

No. Fresh silicone cannot stick to the old bead, so it lifts and traps water and mould underneath. We always take the old sealant out completely.

My sealant has gone black. Can you sort it?

Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.
