Bathroom & kitchen resealing in Warningcamp, West Sussex
Baths, showers and worktops in Warningcamp need attention? We cut out the old, prepare the joints and apply the right sealant.
- A joint torn by a bath that flexes
- Mouldy sealant that has gone black
- Cracked, shrunken or lifting silicone
Bathroom resealing in Warningcamp
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on basins & vanity units, kitchen worktops & upstands and baths, and the jobs we see most are a joint torn by a bath that flexes and black spots spreading through the bead.
Around Warningcamp, it’s houses and cottages rather than flats. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.
A one-year guarantee comes as standard, so you are not left on your own once the job is done.

When something else is needed
Before booking, it’s worth knowing the limits:
- Damage behind the tiles that needs a tiler
- Cracks in the tray itself rather than the joint
- Failed grout lines across the wall
If you are not sure, just call 0345 464 0079 or email us and we will give you a straight answer.

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Common problems we fix in Warningcamp
No sealant lasts indefinitely. Daily water, heat and cleaning products slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.
If you can see any of these, it’s time to have the joints looked at:
- Damp behind the bath or under the tray
- Gaps between the worktop and the wall
- Smears of silicone across the tiles
- Splits where the tray meets the wall
Schools such as The Littlehampton Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Keeping the joints in good condition
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Wipe up water along the back of the worktop
- Look for lifting corners and small gaps now and then
- Clean with a mild bathroom cleaner and a soft cloth
- Dry the bead with a towel now and then
Wipe up standing water along the worktop joint and keep hot pans off the bead. The drier the joint stays, the longer it lasts.
Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. A reseal in time can save the worktop.
Landlord and commercial work in Warningcamp
If you manage several properties in or around Warningcamp, several properties can go on one quote. Just tell us the addresses and what each one needs, and photos by email help.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
What we do, step by step
Every visit runs the same way: we look at the joints together, protect the area around them, do the work and clear up. Most jobs take half a day or less for one room, longer when the kitchen is included. For a village or hamlet like Warningcamp, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, normally around 24 hours.
Preparing for the visit
- Move anything stored near the joints
- Plan for the work area to be out of bounds to pets and children
- Mention if the joints have been sealed before

Advice
Questions from Warningcamp
Do you work for hotels and guest houses in Warningcamp?
Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.
Will you come out to Warningcamp?
Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do the sealants smell?
Some sealants have a smell while they cure. Ventilation helps.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.
Will it make a mess?
We keep the work tidy. We protect what’s around the joints.
Are you an approved applicator?
Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
Is it OK to put new sealant on top of the old bead?
No. A bead laid over old silicone soon starts to come away. We remove the old bead completely before resealing.
How long will the resealing take?
A single bath or shower takes about a couple of hours, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.
