Asking for a quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- Where the property is
- How many joints, rooms or windows are involved
- Access, such as stairs, a lift or height
- The problem you’ve noticed
Getting a quote is simple: let us know the job and the location. Photos by email help us understand the job, and we’ll come back to you with a quote.
How we handle bathroom resealing in Upper Beeding
We fill the bath before sealing it. The weight settles the bath to its lowest point, so the bead isn’t stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. Common call-outs are for gaps between the worktop and the wall and failed sealant on the screen profile, on kitchen worktops & upstands, shower trays & enclosures and basins & vanity units.
Somewhere as small as Upper Beeding, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.
You get a 12-month guarantee, the same in Upper Beeding as everywhere else we work.

When it isn’t the sealant
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Water coming from the plumbing rather than the joint
- Water getting in through the grout rather than the sealant
- A tray or bath that’s cracked through
Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly before you book.

How the job changes by surface
Shower trays & enclosures
There are normally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so both are resealed with anti-fungal sanitary silicone.
Wet rooms
Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.

Your questions about bathroom resealing in Upper Beeding
Do you cover smaller places like Upper Beeding?
Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you take on hotel work around Upper Beeding?
Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.
Does someone need to be in?
It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
How long does a bath or shower reseal take?
Allow half a day or less for one room, longer when the kitchen is included. You’ll know how long to expect before work begins.
Do you reseal kitchen worktops and sinks too?
Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
Is the work guaranteed?
Yes. Our 12-month guarantee covers every job, and we are fully insured.
Is it OK to put new sealant on top of the old bead?
No. New silicone won’t bond to old silicone, so it lifts and traps water and mould underneath. All the old sealant comes out first.
Can you quote for more than one area?
Of course. Combining jobs makes good use of the visit.
Bathrooms and kitchens in Upper Beeding
Upper Beeding has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
In the older streets around The Parish Church of St Peter, older homes can move a little, which is hard on rigid grout and tired sealant. For site and facilities teams at buildings such as Upper Beeding Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What happens on the day
When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. The work generally takes a couple of hours for a single bath or shower. In a small place like Upper Beeding, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
Before we arrive
- Plan for the work area to be out of bounds to pets and children
- Mention if the joints have been sealed before
- Mention any tricky access

Related advice
Common problems we fix in Upper Beeding
A bath shifts a little every time it’s filled and emptied. An acrylic bath flexes under load, and a tray that isn’t fully bedded can rock. That movement works at the bead until it splits or peels away.
Any of these means the joints need attention:
- Water getting behind the kitchen upstand
- A joint torn by a bath that flexes
- Leaks into the floor or ceiling below
- Sealant that has split, shrunk or peeled away
Rented homes near Shoreham-By-Sea station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
What to look for in a quote
- How much experience the applicator has
- What happens if the job turns out different
- Whether you can choose the colour
- When the joint can take water or movement
Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
Leave it or put it right?
Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you’re letting a property or selling it. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. Older cottages and farmhouses around Upper Beeding can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
What you pay reflects the work, not guesswork. That is why we ask a few questions first and agree the price before starting.
