Bathroom resealing in Northchapel

A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on sinks & splashbacks, shower trays & enclosures and wet rooms, and people most often call us about shrunken sealant along the back of a worktop and smears of silicone across the tiles.

Around Northchapel, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

Each job carries a 12-month guarantee, large or small.

Leave it or put it right?

A clean new bead makes a room look cared for, which matters if you are letting a property or selling it. A smeared, uneven DIY bead does the opposite. Where a wall is exposed, as many are in small places like Northchapel, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Doing several joints on one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

What bathroom resealing looks like in Northchapel

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

Letting a property close to Haslemere station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For an older house near a landmark such as The Parish Church of St Michael, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For site and facilities teams at buildings such as Northchapel Community Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Northchapel is about 12 miles south-east of Farnham, in West Sussex. FAQs for Northchapel

Is Northchapel in your area for bathroom resealing?

Yes. Our work covers London and the South East, and Northchapel is part of that. Just phone 0345 464 0079 or drop us an email with a few details of the job, and we will send you a clear quote.

Can you help a landlord with a rental near Haslemere station?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or send us an email and tell us about the property, and we will send you a clear quote.

Where are you based?

We work from Crawley. We cover Northchapel and the rest of West Sussex, along with the rest of our area.

Is it OK to put new sealant on top of the old bead?

No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.

When can I use the bath or shower again?

Normally after around 24 hours. We’ll tell you the cure time for the product we used.

Are you insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status.

Landlord and commercial work in Northchapel

Hotels need rooms back in use, so we plan the work room by room. We have worked in hotels as well as homes and businesses.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll quote.

What we cannot put right

New sealant can’t fix everything, and we will tell you before work begins. It won’t solve:

  • Loose or hollow tiles, or failed tanking behind them
  • Cracked or missing grout between tiles (that’s regrouting)
  • Water coming from the plumbing rather than the joint

If you’re not sure, just call 0345 464 0079 or email us and we will give you a straight answer before you book.

Aftercare tips

So the new joints stay in good condition:

  • Stick to a soft cloth and a mild cleaner
  • Give the silicone its full cure time
  • Check the joints every few months for splits or lifting
  • Open a window or run the fan so the room dries

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

Do not wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

Quotes for bathroom resealing in Northchapel

There’s no set price list. What we look at:

  • When we can work, for business premises
  • Any mould that needs treating
  • How much there is to do
  • Access and height

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we’ll go through it with you.

Asking for a quote

To make quoting easier, let us know:

  • How we’d reach the joints
  • How many joints, rooms or windows are involved
  • Whether it has been sealed before
  • Photos by email, if that’s easy

We do not publish a price list. Instead, we give you a clear quote for your job. To arrange one, phone 0345 464 0079 or email us.

The process

We keep the work tidy and contained to the joints we’re treating, so you can carry on as normal. Expect the work to take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and we explain the cure time before we leave. In a small place like Northchapel, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Keep pets and children clear of the area while we work
  • On commercial sites, let us know about site rules

Advice

Can I do it myself?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
