About our bathroom resealing in Shillinglee

Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We work on shower trays & enclosures, sinks & splashbacks and wet rooms, and common reasons people get in touch are black mould in the silicone that won’t clean off and water getting behind the kitchen upstand.

Somewhere as small as Shillinglee, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.

Each job carries a 12-month guarantee, whatever its size.

What the job involves on each surface

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, including a food-safe sealant where that is needed. The joint is laid neatly so it’s easy to wipe.

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

For landlords and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Why act early in Shillinglee

Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early. Older cottages and farmhouses around Shillinglee can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, phone 0345 464 0079 or email us and we will give you an honest view and a quote.

What you get with us

How it works

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes around two hours for one bath or shower, longer for a whole bathroom in most cases. For a village or hamlet like Shillinglee, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Preparing for the visit

  • Clear items away from the joints we’re working on
  • On commercial sites, let us know about site rules
  • Let us know about parking restrictions

Related advice

Do you need bathroom resealing in Shillinglee?

Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.

Common reasons people contact us include:

  • Sealant that has split, shrunk or peeled away
  • A reseal done over the top of the old bead
  • A messy, uneven bead from a previous reseal
  • Leaks into the floor or ceiling below

For landlords with property near Witley station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What your quote should include

  • Whether all the old sealant comes out first
  • What the quote includes, VAT included or not
  • Which colour the sealant will be
  • What guarantee comes with the work

Shillinglee: your questions answered

Do you work for landlords with property near Witley station?

Yes, landlords and agents are among the people we work for. You can ring 0345 464 0079 or send us an email with the details for a clear quote.

Is Shillinglee within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

What sealant do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. Then phone 0345 464 0079 or drop us an email.

Are you insured?

Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.

My sealant has gone black. Can you sort it?

Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator.

When it isn’t the sealant

It helps to know what we cannot do too:

  • A bath or tray that moves because it is not properly supported
  • A tray or bath that’s cracked through
  • Loose or hollow tiles, or failed tanking behind them

Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly.

What we seal

  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Baths
  • Sinks & splashbacks
  • Wet rooms
  • Basins & vanity units

How to look after the new joints

Looking after new joints is easy:

  • Give the silicone its full cure time
  • Don’t let bottles sit on the bead
  • Don’t leave water standing on kitchen joints
  • Keep the fan on for a while after bathing

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.
