Regrouting for Shillinglee homes and businesses

How we handle regrouting in Shillinglee

We work across Shillinglee, regrouting bathrooms, showers and kitchens. Out comes the old grout, the joints are cleaned and new grout goes in, and we finish by resealing the edges. If you have gaps where the shower grout has gone and dirty, worn grout on a tiled floor, we can put it right, whatever the surface.

In a village or hamlet like Shillinglee, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

All of our work is guaranteed for twelve months.

Different surfaces, different methods

Wet rooms

In a wet room, the whole floor gets wet, so good grout is important. We check for loose tiles before starting.

Shower walls

Shower walls get wet every day, so its grout takes the most punishment. It’s often the first place grout washes out.

What happens if it’s left?

Colouring the surface of old grout is a quick cosmetic fix. They don’t fill cracks or stop water, and stains can show through again. Raking out and regrouting replaces the grout itself. Where a wall is exposed, as many are in small places like Shillinglee, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

Signs you need regrouting in Shillinglee

When tiles or the wall behind them move, the grout cracks. That can be a loose tile, a flexing floor or a stud wall, which is why we check the tiles first.

It’s worth asking for a quote if you see:

  • Greasy, stained grout behind the hob
  • Shower grout that has worn away
  • Grout in a colour the owner wants to change
  • Corners filled with grout instead of silicone

Around Shillinglee, as everywhere, regrouting is only as good as the preparation behind it.

What your quote should include

  • Is VAT in the price?
  • Which sealant they’ll use, and why
  • Who does the work, and how experienced they are
  • What preparation is included

10 questions to ask before booking

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Clean with a soft brush, not anything metal
  • Have loose tiles looked at early
  • Don’t use strong acidic cleaners on grout
  • Stick to mild products for cleaning grout

Wipe the tiles down after a shower keeps water off the grout. Ventilate the room well to help it dry out.

Fixing grout early is a small job. Left for a few years, they can become a leak so it’s worth dealing with as soon as you spot it.

What affects the cost of regrouting

There’s no set price list, because jobs vary so much. What we look at:

  • Working hours on commercial sites
  • Whether the work is at height
  • Which sealant suits the joint
  • The number and length of the joints

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What we need to know

Before you ask for a quote, have a think about:

  • How many joints, rooms or windows are involved
  • Whether it’s a home or a business
  • A few pictures by email, if you can
  • Where the job is, and your postcode

Quotes start with a quick conversation. Describe the problem, the location and the size of the job. Whenever you’re ready, call 0345 464 0079 or drop us an email.

Common questions in Shillinglee

I let a flat near Witley station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. Just call 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear quote.

Do you cover smaller places like Shillinglee?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us and we are fully insured.

Can you seal over the old sealant?

No, it won’t last. It may look fine at first, but the new bead soon lifts. The old sealant has to come out completely.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done.

What goes in the corners, grout or silicone?

Corners get silicone, not grout. They move slightly and grout cannot take that movement.

Can you change the grout colour?

Yes. With the old grout removed, the new colour fills the whole joint, not just the surface.

Where is Mr Mastic based?

We are a Crawley-based firm. We work across South East England, London and Scotland.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

How the visit works

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a shower enclosure, longer for a whole room. In a small place like Shillinglee, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. The old grout comes out to a consistent depth, without damaging the tiles.
  3. Dust and debris are vacuumed out of every joint.
  4. New grout is worked into the joints and cleaned off the tile faces.
  5. We reseal the internal corners and edges with silicone.

Getting ready for the visit

  • On commercial sites, let us know about site rules
  • Mention any parking rules near the property
  • For indoor joints, keep the area dry beforehand if you can
