Regrouting in Stanford Common
Grout fills the gaps between tiles, and sealant is what goes along the bath, tray or worktop. Once grout starts to crack or wash away, water has a way in behind the tiling. Our job is to rake it out and put new grout in, then reseal the corners and edges. If you have cracked grout along the bath or tray and dirty, worn grout on a tiled floor, we can put it right, on shower walls, kitchen splashbacks and tiled floors alike.
Somewhere as small as Stanford Common, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.

Common questions in Stanford Common
Can you do regrouting in Stanford Common?
Yes. We work across London and the South East, and Stanford Common is part of that. Just phone 0345 464 0079 or drop us an email with a few details of the job.
Do you cover smaller places like Stanford Common?
Yes, we do. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
Will the old sealant be removed?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
What should I tell you?
Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply phone 0345 464 0079 or drop us an email.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator.
Is resealing included with regrouting?
In most cases, yes. Corners and edges need flexible silicone, and it makes sense to renew both together.
How soon can the shower be used after regrouting?
It varies with the products and the room. We will tell you exactly how long at the end of the visit.
Are you fully insured?
Yes. We are fully insured, with over 20 years’ experience in sealant work.
Looking after it afterwards
Simple care keeps the joints in good condition. We recommend:
- Give the walls a quick rinse after use
- Keep the fan on after showering
- Clean with a soft brush, not anything metal
- Wipe or squeegee the shower walls
A squeegee or cloth over the tiles after use keeps water off the grout. Run the extractor fan or open a window so the grout dries between uses.
Cracked grout does not stay cracked for long. Water gets behind the tiles, and they can begin to come away and early regrouting can avoid a much bigger job.
DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
What affects the cost of regrouting
There’s no set price list. The quote depends on:
- Working hours on commercial sites
- The size of the job
- The number of rooms or windows
- Which sealant suits the joint
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
What to tell us for a quote
Photos help, but a description is a good start. Please mention:
- The type of property
- Any access issues, like height or stairs
- Pictures of the joints, sent by email
- The rough size of the job
Asking for a quote is easy: let us know what needs doing and where. Photos by email help us understand the job.
Different surfaces, different methods
Kitchen splashbacks
Kitchen grout collects grease and food splashes. Once it’s stained, new grout is often the only fix.
Shower walls
Most regrouting jobs include a shower. Gaps here let water get behind the tiling.
The process
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. It normally takes a few hours, or longer for a fully tiled room. Somewhere as small as Stanford Common, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- Every tile area is checked for hollow or loose tiles first.
- The old grout is removed to an even depth.
- The joints are vacuumed clean.
- New grout is pressed into the joints and the tiles are cleaned.
- Silicone goes into the corners and along the edges.
Preparing for the visit
- Tell us if parking is tricky
- Mention if the joints have been sealed before
- Let us know if you’ve seen damp or leaks

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. Whenever you’re ready, phone 0345 464 0079 or email us.

What regrouting looks like in Stanford Common
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.
For landlords with property near Brookwood station, a regrout while the flat is empty is quicker than working around a tenant. Schools such as Knowl Hill School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as Church of St Michael and All Angels, walls and floors in older homes can move, and sealant and grout show it first.
