External mastic in Molesey

About our external mastic in Molesey

A movement joint is only as good as its depth. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, leaving it bonded to two faces so it can move with the wall. Typical jobs include water getting into walls through failed joints and sealant pulling away from one side of the joint, across brickwork movement joints, concrete & block and render & cladding joints.

Around Molesey, garages, outbuildings and extensions all add to the joints on the outside of a home. Gutter ends, garage door frames and the joints where an extension meets the house are typical spots for leaks.

The work is covered for a year after we finish. If there’s a problem with it, please phone 0345 464 0079 or send us an email.

Molesey questions

Do you work for landlords with property near Hampton Court station?

Yes. We work for landlords and agents as well as householders. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear quote.

Do you cover Molesey for external mastic?

Yes, Molesey is within the area we cover. We work across London and the South East. Just call 0345 464 0079 or drop us an email with a few details of the job, and we’ll give you a clear quote.

Can you work on commercial sites?

Yes, regularly. Larger jobs can be planned room by room or area by area.

What colours does the sealant come in?

We choose a sealant colour to suit the brick, stone or render. Exterior sealants come in a good range of colours.

What information do you need?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply call 0345 464 0079 or send us an email.

What do you put in the joint?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we’ll explain our choice.

Where do you work from?

We work from Crawley. We cover Molesey and the rest of Surrey, along with the rest of our area.

When will the joints need doing again?

There’s no fixed answer: joints on exposed walls or with a lot of movement age sooner. A yearly look will tell you when they need doing. Every job carries our 12-month guarantee.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

When something else is needed

We will always be straight with you, so here’s what new sealant won’t do:

  • Failed render or damaged cladding panels
  • Subsidence or other structural problems
  • Walls that need new movement joints cut into them

If you are not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer before booking.

Work for landlords, hotels and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

We work for landlords and letting agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

The process

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a few hours to a few days, depending on the length of joint and the access. A visit to Molesey is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • On commercial sites, let us know about site rules
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

Surface by surface

Brickwork movement joints

People sometimes point up a brick movement joint by mistake. If that’s happened, we rake it out and reseal it properly where it can be done safely.

Joints between dissimilar materials

Each side of the joint may need its own preparation. We prepare both faces so the sealant bonds properly.

What external mastic looks like in Molesey

Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Hampton Court Palace (about 0.9 miles north-east) are a reminder that the area around Molesey has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.

Letting a property close to Hampton Court station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies. Homes close to Church of St Mary include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move.

How to look after the new joints

So the new joints stay in good condition:

  • Ask before painting over external sealant
  • Clear growth from the base of walls and joints
  • Get split or bare joints resealed while the damage is small
  • Tell anyone working on the walls about the movement joints

Don’t paint over the new sealant unless we’ve said the product is paintable. Paint can crack on a flexible joint, and paint can crack as the joint moves.

Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick.

Signs you need external mastic in Molesey

Sunlight, wet weather and frost wear exterior sealant down. In time it goes hard, crazes on the surface and stops stretching, so the next time the wall moves, it splits or pulls away.

Look out for these signs:

  • Sealant pulling away from one side of the joint
  • Joints pointed up with cement by mistake
  • Cracked joints where brick meets render or frames
  • Damp patches traced to an open external joint

If you look after a building such as The Orchard Infant School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.
