External mastic in Wimbledon, done properly

Low-level joints can normally be done from the ground. Where joints are higher up, tell us about the building when you get in touch and we’ll confirm what’s needed to reach them safely. We work on brickwork movement joints, concrete & block and copings & trims, and the jobs we see most are gaps where render, brick and frames meet and joints pointed up with cement by mistake.

Modern London flats rely on sealed movement joints and cladding joints. Older terraces have their own weak points: gutter joints, roofline trims and the joint where an extension meets the original wall.

Big or small, it’s backed by our one-year guarantee.

Landlord and commercial work in Wimbledon

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

How we quote for external mastic

Call for a quick quote. The main things that affect it are:

  • The size of the job
  • Whether there’s mould to deal with
  • How many areas need sealing
  • Which sealant suits the joint

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

What to tell us for a quote

To make quoting easier, please include:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Any previous sealing or DIY work
  • Pictures of the joints, sent by email
  • The address or postcode of the job

Every job is quoted individually, so the first step is telling us about yours. Simply ring 0345 464 0079 or drop us an email and describe the job and send photos if you have them.

Wimbledon questions

Can you help a landlord with a rental near Wimbledon station?

Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear price.

Do you cover Wimbledon for external mastic?

Yes. We work across London and the South East, and Wimbledon is part of that. Just phone 0345 464 0079 or drop us an email with a few details of the job, and we’ll give you a clear price.

What’s an expansion joint in brickwork?

Brickwork, render and cladding all move a little, so long walls have planned gaps to take that movement. It’s closed with backing rod and a flexible sealant.

Can you quote for more than one area?

Yes, we can. More than one area can be quoted together.

Do you seal joints where cladding meets other materials?

Yes. Joints between dissimilar materials are a big part of external work. The sealant is chosen to bond to both sides.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator.

Outside joints around Wimbledon

London terraces and converted houses often share gutters, downpipes and walls, so check who is responsible for the outside before booking. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

In the older streets around St. Mark's Church, older walls, gutters and the joints where extensions meet them need a flexible sealant. As a London address, Wimbledon can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. Managing a site like Wimbledon High School? Then its movement joints, gutters and trims need looking after like any other building’s.

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

How the job changes by surface

Copings and trims

Copings expand and contract through the day, so the joints need a sealant that stays flexible year round.

Concrete and blockwork

Big joints in concrete need careful depth control. Backing rod sized to the joint sets it so the sealant is not too deep.

When something else is needed

In fairness, there are a few things sealant won’t fix:

  • Walls that need new movement joints cut into them
  • Rising or penetrating damp from elsewhere in the wall
  • Cracking across the wall rather than at a joint

Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly.

Joints and surfaces we work on

  • Concrete & block
  • Copings & trims
  • Brickwork movement joints
  • Joints between brick and frames
  • Façade panels
  • Render & cladding joints

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Make sure movement joints aren’t pointed over
  • Show decorators and builders where the movement joints are
  • Walk round the building once a year and look at the joints
  • Leave the joints unpainted unless we’ve said otherwise

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.

An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick, all bigger jobs than a reseal.

The process

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours for a handful of joints, longer for a whole elevation and we leave things clean and tidy. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. Old sealant and any debris are cut and raked out.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Before we arrive
