Sand mastic in Wimbledon: local notes

In London conversions and blocks, the lease decides who is responsible for the frames, so check that before you book. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Wimbledon is in London, so parking needs planning: let us know about parking bays, permits or a driveway. Managing a site like Wimbledon High School? Then its window and door frames need their mastic kept sound, just like a home’s.

How we handle sand mastic in Wimbledon

Sand mastic has long been used to fill the joint between timber frames and masonry. It’s made from sand and a linseed-oil-based binder and built up by hand. On period homes, it looks right where silicone wouldn’t. We are often asked to deal with gaps round a timber door in stone or brick and draughts and rain around sash boxes, on sash and case windows, tenement windows and timber door frames.

Many London homes are flats, with windows high above the street. Who looks after the outside of the frames can depend on the lease, so check that first, and access in Wimbledon is something to talk through when you book.

A 12-month guarantee comes as standard, so you are not left on your own once the job is done.

How the visit works

Before we leave, we go over the finished joints with you. The visit itself usually takes anything from a few hours to a full day, depending on how many windows, depending on the size of the job. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Wimbledon. It helps if you can point us to a visitor permit or a bay close to the door.

  1. First we agree which joints need doing.
  2. We remove the old, loose mastic.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. We apply the mastic by hand and shape it.
  5. The surface is finished to suit the stone or brick.

Preparing for the visit

  • Mention any parking rules near the property
  • Plan for the work area to be out of bounds to pets and children
  • Move anything stored near the joints

Advice

Should I try it myself first?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Common problems we fix in Wimbledon

Decorating can disturb tired mastic. Many people find it crumbling when they prepare the windows.

It’s worth asking for a quote if you see:

  • Gaps between timber frames and stone or brick
  • Mastic that needs renewing before redecorating
  • Modern sealant on a period surround
  • Old sand mastic that has cracked, crumbled or fallen out

If you let a flat or house near Wimbledon station, cracked sand mastic around sash windows lets in the draughts tenants complain about.

What your quote should include

  • What happens if the job turns out different
  • Whether they seal over old material or remove it
  • What insurance they hold
  • How the colour is chosen

10 questions to ask before booking

Wimbledon questions

Is parking an issue for sand mastic in Wimbledon?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Is Wimbledon in your area for sand mastic?

Yes. We work across London and the South East, and Wimbledon is part of that. You can call 0345 464 0079 or send us an email and let us know what needs doing.

Is it OK to seal over old sealant?

No, it won’t last. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us, and we’re fully insured.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Do I have to be there?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that usually means someone at home.

Do you work for landlords and businesses?

Yes, often. Several properties can be quoted together.

Can I choose the sealant colour?

In most cases you can choose. We’ll tell you which colours the right product comes in and agree one before any work starts.

What affects the cost of sand mastic

Every job gets its own quote. This is what makes a difference:

  • Any working-time requirements on site
  • Whether old sealant or filler has to be cut out
  • The product the joint needs
  • Whether the work is at height

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

Asking for a quote

You do not need to know the technical terms. Just tell us:

  • Photos by email, if that is easy
  • The problem you’ve noticed
  • Any access issues, like height or stairs
  • Where the property is

Every job is quoted individually. Simply call 0345 464 0079 or drop us an email and describe the job and send pictures if you have them.

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Inspect the joints round the windows every year or so
  • Find out about consent before window work on a listed home
  • Take care around the mastic when scraping paint
  • Ask us before painting near the mastic

Do not run silicone over the new mastic. If you see a crack, ask us to take a look rather than patching it.

Small cracks are a sign the mastic is ageing. Renewing it then is simpler than waiting until it falls out.

Different surfaces, different methods

Tenement and terrace windows

Windows above ground floor need the right access. Tell us the height and we will confirm what’s needed.

Stone surrounds

The stone is treated with care when the old mastic comes out.

When something else is needed

To be straight with you, there are a few things sealant won’t fix:

  • Whether work needs listed building consent
  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Broken panes

If in doubt, phone 0345 464 0079 or send us an email and we will say what we think before booking.
