External & façade joints in Headley, Surrey
We cover Headley for sealing brickwork movement joints, render, cladding and façade joints. Old sealant removed completely, joints prepared properly.
- Joints pointed up with cement by mistake
- Leaking joints around cladding and façade panels
- Old sealant gone brittle and cracked
External mastic for homes and businesses in Headley
Short cuts in external joints show up within a season or two. Overfilled joints, missing backing rod and sealant laid over old sealant all tend to fail early. We strip the joint back and start again. We work on joints between brick and frames, copings & trims and brickwork movement joints, and common reasons people get in touch are failed seals between different materials and sealant pulling away from one side of the joint.
External sealant needs dry, clean surfaces, so work around Headley is planned for dry weather. Let us know about access to every wall, plus any garages or outbuildings.
All our work is covered by a 12-month guarantee, wherever you are in Surrey.

DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
What affects the quote in Headley
For a quick quote, just ask. What matters most is:
- Access and height
- Any mould that needs treating
- The amount of work
- Any working-time requirements on site
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
Helping us quote
When you call or email, it’s useful to know:
- Roughly how big the job is
- If it’s domestic, commercial or a hotel
- Where the property is
- Any access issues, like height or stairs
Need a quote? Please ring 0345 464 0079 or email us and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.
What happens if it’s left?
An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render, so the damage spreads beyond the joint. Older cottages and farmhouses around Headley can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

Different surfaces, different methods
Joints between dissimilar materials
Joints where frames, sills or panels meet the wall are common leak points. We cut out the old sealant and reseal with a product suited to both surfaces.
Render joints
Cracks along render joints let water in behind the coat. A sound joint keeps the render dry behind and protects the render itself.
What sealant work can’t fix
It helps to know what we can’t do too:
- Adding movement joints to masonry that has none
- Cracks in the bricks or render themselves, away from the joints
- Loose or hollow render, which needs re-rendering
Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly.

How the visit works
We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours to a few days, depending on the length of joint and the access. Somewhere like Headley needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- First we look over the joints with you, agree which to renew and talk through access.
- Old sealant and any debris are cut and raked out.
- The joint faces are cleaned and primed where the sealant needs it.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- Mention any tricky access
- Mention any sign-in or site rules at work premises

What external mastic looks like in Headley
Historic houses like Polesden Lacey (about 4.5 miles south-west) are a reminder that the area around Headley has older buildings as well as new. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
For site and facilities teams at buildings such as St Andrew's Catholic School, larger buildings have long runs of movement joint that eventually need resealing. Rented homes near Tadworth station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets. In the older streets around Church of St Mary the Virgin, the joints between older walls, newer extensions and the roofline need a sealant that can move.

Aftercare tips
A little care helps the new joints last. We recommend:
- Check the sealant is paintable before painting near it
- Never let anyone fill a movement joint with mortar
- Don’t let climbing plants root in the sealant
- Look over the joints every year, ideally after winter
Have a quick look at the joints each spring. Watch for splits, edges coming away or growth in the joint.
Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established.
