External mastic in Tandridge

External mastic is a job where short cuts show quickly. New sealant over old, joints packed with mortar and beads with no backing all tend to fail early. We take the old material out and do it properly. Typical jobs include plants rooting in failed movement joints and weathered mastic that no longer stretches, across copings & trims, façade panels and brickwork movement joints.

Somewhere as small as Tandridge, homes and farm buildings often face open ground, so walls and rooflines take the full force of wind and rain. Gutter joints and wall joints there need a sealant that can flex and stay put.

Our work is backed for twelve months, in Tandridge and everywhere else we cover.

Outside joints around Tandridge

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Titsey Place (about 3.4 miles north-east) nearby, there’s older building stock in the area around Tandridge as well as newer homes. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.

If you live in an older home near Church of St Peter, an extension built onto an older house moves differently, and the joint between them takes the strain. Rented homes near Godstone station change hands often, and split movement joints are easy to miss on a rental until damp shows inside. If you look after a building such as St Peter's CofE Infant School, its movement joints, gutters and trims need looking after like any other building’s.

Different surfaces, different methods

Cladding and façade panels

Panel systems often rely on sealant between and around the panels. Each joint gets a sealant that suits the panel and its movement.

Brickwork movement joints

Brick movement joints are often mistaken for a missing mortar line. Where one has been mortared, we cut it out and reseal it with sealant if the joint can be cleared.

What affects the quote in Tandridge

We quote each job individually. These are the things that affect it:

  • Mould in or behind the old joints
  • Access and height
  • The number and length of the joints
  • Whether old sealant or filler has to be cut out

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.

What to tell us for a quote

There’s no need for technical detail. It helps if you can tell us:

  • How many joints, rooms or windows are involved
  • Where the job is, and your postcode
  • Any access issues, like height or stairs
  • Any previous sealing or DIY work

Need a quote? Please phone 0345 464 0079 or send us an email and tell us about the job. We’ll explain what we’d do and give you a clear price before any work starts.

The process

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours for a handful of joints, longer for a whole elevation. Somewhere like Tandridge needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

How to prepare

  • Mention if the joints have been sealed before
  • Tell us if parking is tricky
  • Where the joints are inside, avoid wetting them before we arrive

Advice

Tandridge questions

Do you cover Tandridge for external mastic?

Yes, Tandridge is within the area we cover. We work across London and the South East. Just phone 0345 464 0079 or drop us an email with a few details of the job.

Can you help a landlord with a rental near Godstone station?

Yes. We work for letting agents and landlords as well as householders. You can ring 0345 464 0079 or drop us an email with the details for a clear quote.

Do the sealants smell?

Possibly a little. It fades as the sealant cures, and ventilation helps.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Do you take out the old sealant first?

Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

How long does external mastic last?

That depends on the wall, the weather and the movement. Look for splits, hardening or edges coming away.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.

Do you seal joints where cladding meets other materials?

Yes. Where different materials meet is one of the most common joints we seal. The sealant is chosen to bond to both sides with primer where required.

Why act early in Tandridge

Sealing over the top of old mastic doesn’t hold for long. New sealant doesn’t bond well to old, weathered sealant, so the old joint is cut out fully first. Older cottages and farmhouses around Tandridge can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, call 0345 464 0079 or email us and we will give you an honest view and a quote.

What sealant work can’t fix

We won’t take on work that won’t last, so here’s what sealant cannot put right:

  • Failed render or damaged cladding panels
  • Walls that need new movement joints cut into them
  • Rising or penetrating damp from elsewhere in the wall

Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly.

Surfaces we seal

  • Brickwork movement joints
  • Joints between brick and frames
  • Render & cladding joints
  • Façade panels
  • Copings & trims
  • Concrete & block

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Clear growth from the base of walls and joints
  • Keep high-pressure jets off the joints
  • Make sure movement joints aren’t pointed over
  • Deal with leaking gutters that soak the joints below

Keep pressure washers away from the sealant. High-pressure water can lift the edges.

Gaps, plants or missing sealant in a joint are worth getting looked at. Early work is quicker and leaves a better finish.
