External mastic in Bellfields

External mastic in Bellfields, done properly

Getting the depth right is half the job. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, so it bonds to the two sides only and can stretch. We work on façade panels, copings & trims and render & cladding joints, and the jobs we see most are old sealant gone brittle and cracked and brick movement joints where the sealant has split.

In and around Bellfields, older properties sit alongside newer ones, each with its own outside joints. Older homes need their gutter and trim joints kept tight, newer ones their movement joints.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Look over the joints every year, ideally after winter
  • Point out the joints to other trades
  • Never let anyone fill a movement joint with mortar
  • Clear growth from the base of walls and joints

Give the sealant the cure time we tell you before anything rubs against it. Most exterior sealants skin fast but take longer to cure right through.

Gaps, plants or missing sealant in a joint are worth getting looked at. Early work is quicker and leaves a better finish.

What happens if it’s left?

Water gets in through a failed movement joint, behind render and cladding. Dealing with it early keeps the repair to the joint, rather than the wall around it. In a smaller place like Bellfields, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

For landlords and businesses

Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

We work for landlords and letting agents as well as householders. Sealant work between tenants keeps a property looking cared for.

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Do you need external mastic in Bellfields?

Sunlight, wet weather and frost wear exterior sealant down. Over the years it hardens, cracks on the surface and loses its give, so the next time the wall moves, it splits or pulls away.

These are the problems we’re asked about most:

  • Plants rooting in failed movement joints
  • Weathered mastic that no longer stretches
  • Movement joints with cracked, split or missing sealant
  • Rain getting behind render or cladding at a joint

If you live in an older home near St Peter's Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

What your quote should include

  • Is the old sealant removed completely?
  • Which sealant they’ll use, and why
  • How much experience the applicator has
  • Whether they’re fully insured

How to choose a mastic man

What external mastic looks like in Bellfields

With historic houses such as Guildford Castle (about 1.5 miles south) nearby, there’s older building stock in the area around Bellfields as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

If you look after a building such as Pond Meadow School, its movement joints, gutters and trims need looking after like any other building’s. Letting a property close to London Road (Guildford) station? Then outside joints that have cracked can let damp into a rental, so check them between lets.

What the job involves on each surface

Copings and trims

Copings expand and contract through the day, so the joints need a sealant that stays flexible.

Render joints

The face of render can be soft, so a sealant that stretches easily protects the edges. We prime where the product needs it.

Questions from Bellfields

I let a flat near London Road (Guildford) station. Can you help?

Yes, landlords and agents are among the people we work for. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear quote.

Do you cover Bellfields for external mastic?

Yes. We work across London and the South East, and Bellfields is part of that. You can call 0345 464 0079 or email us and tell us what needs doing, and we will give you a clear price.

Do you take out the old sealant first?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.

Will there be a smell?

Sometimes, a little. It fades as the sealant cures, and ventilation helps.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Do you guarantee your work?

Yes, for a year. If anything isn’t right with the work within the year, let us know and we will sort it.

Can you reach joints on upper floors?

Each building is different. Send us photos and a rough idea of the height.

What we do, step by step

When we arrive, we start by going over the job with you, so you know exactly what we are doing. We protect the surfaces around the joints before any work begins. The work usually takes anything from a few hours to several days, depending on the building. In a smaller place like Bellfields, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. Old sealant and any debris are cut and raked out.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Before we arrive

  • Tell us if parking is tricky
  • Try not to wet indoor joints just before the visit
  • On commercial sites, let us know about site rules
