Honest limits

Before booking, it’s worth knowing the limits too:

  • A tray or bath that’s cracked
  • Water damage behind tiles that needs a tiler
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed

If you’re not sure, just call 0345 464 0079 or email us and we will give you a straight answer before booking.

Surfaces we seal

  • Leaking tray & enclosure joints
  • Failed movement joints
  • Shrunken worktop sealant
  • Mouldy bath & shower sealant
  • Expansion joints
  • Botched or over-sealed joints

How we handle remedial sealant in Bellfields

Not every leak is a sealant leak. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. When the fault is elsewhere, we say so instead of resealing for the sake of it. Typical jobs include products that weren’t meant for the joint and leaks that keep coming back after resealing, across failed movement joints, botched or over-sealed joints and shrunken worktop sealant.

In a smaller place like Bellfields, homes are mostly houses and bungalows rather than flats, some older and some much newer. Bathrooms and kitchens here get the same daily wear as anywhere, and the sealant and grout show it first.

A one-year guarantee comes as standard.

Bellfields: your questions answered

Do you take on hotel work around Bellfields?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Is Bellfields within the area you cover?

Yes. Bellfields is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

What if resealing won’t fix my leak?

You’ll hear it from us. If it’s a cracked tray, a failed valve or a leaking waste, resealing won’t fix it, and we won’t reseal for the sake of it.

How long should I leave it?

It depends on the product and the conditions. Before we leave, we’ll tell you the cure time.

Can you fix a reseal that hasn’t worked?

Yes. All the sealant comes out, we find out why it failed, and the joint is resealed properly.

Can I choose the sealant colour?

We help you choose a colour that suits. The choice depends on the product the joint needs.

Is there any odour?

There can be a smell while the sealant cures. Ventilation helps.

Can tenants book the work?

We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

How the job changes by surface

Worktops & kitchens

Kitchen joints hold grease and residue, so we spend extra time cleaning before resealing.

Leaking trays & enclosures

Repeat shower leaks often come from a tray that flexes or an enclosure sealed in the wrong place. We check both before any new sealant goes on.

The process

Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours, depending on how many layers have to come out. For a job in Bellfields, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. You get the cure time and our view on why the joint failed.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Tell us if parking is tricky
  • Mention if the joints have been sealed before

Advice

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Never fill a movement joint with mortar or grout
  • Have loose fittings fixed before resealing
  • Act on a lifting corner straight away
  • Air the bathroom so the sealant can dry

Ventilation keeps mould away from the new bead: run the fan during and after showers, or open a window.

A split movement joint lets rain into walls and floors, and left long enough, the edges of the joint can crumble. A joint with sound edges is far easier to reseal.

When to call us in Bellfields

Sealant needs a clean, dry surface with no grease on it. Residue, moisture or dust left in the joint weaken the bond, and the joint starts to come away early.

If you can see any of these, it’s time to have the joints looked at:

  • Leaks that keep coming back after resealing
  • Over-sealed joints coming away
  • Black mould underneath the bead
  • Sealant peeling off a dusty or damp surface

In the older streets around St Peter's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Questions to ask before booking

  • How the joint is cleaned and prepared
  • How long to leave it before use
  • Which colour the sealant will be
  • The length of the guarantee

Remedial sealant around Bellfields

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings. Bellfields has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

Rented homes near London Road (Guildford) station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants. For site and facilities teams at buildings such as Pond Meadow School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Bellfields is about 1 mile north of Guildford, in Surrey. Jobs in Bellfields get the same care as everywhere else we work: old sealant removed completely, careful preparation and a one-year guarantee. Our Surrey coverage runs to 395 places, and Bellfields is one of them. We also work in Crawley, around 20 miles away.

We cover every part of GU1, GU2 and GU3 for remedial sealant and the streets around it. You will find streets such as Lock Road, Manor Road and South Road, all of which we cover. You’ll find Bellfields on the A3 and A320, so it’s easy for us to get to with everything needed for remedial sealant. Close by, we work in Guildford (1 mile south), Stoughton (1 mile west), Jacobs Well (1 mile north-east), Westborough (1 mile south-west) and Abbotswood (1 mile south-east). Within a short drive, we also cover Woking (4 miles north), Camberley (8 miles north-west), Epsom (15 miles north-east), Farnham (10 miles west), Egham (12 miles north) and Walton-on-Thames (12 miles north-east).

Quotes for remedial sealant in Bellfields

For a quick quote, just ask. What matters most is:

  • Working hours on commercial sites
  • The size of the job
  • Whether the work is at height
  • How many areas need sealing

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • Roughly how big the job is
  • Where the job is, and your postcode
  • Any access issues, like height or stairs
  • A few pictures by email, if you can

For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we will talk you through the work and give you a clear quote.

What happens if it’s left?

Repeat failures have a cause. Finding it, whether movement, water from elsewhere or an unsuitable product, ends the cycle. In a smaller place like Bellfields, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.

Leaving a failed joint usually makes the job bigger, not smaller. If you’re not sure whether it needs doing, call 0345 464 0079 or email us and we’ll give you an honest view and a quote.
