Bellfields Glazing Silicone
We cover Bellfields for glazing silicone for conservatories, rooflights, glass panels and shower screens. Old material cut out, joints cleaned and sealed neatly.
- Glazing silicone that has cracked or come away
- Water getting into a conservatory at the joints
- Black or yellowed silicone on glass joints
Surface by surface
Glass balustrade bases
The base joint is cut out and resealed. We do not install or replace glass.
Glass-to-glass joints
Glass-to-glass joints depend entirely on the sealant. The bead needs to be tidy and fully bonded.
How we handle glazing silicone in Bellfields
Sealant on glazing doesn’t last for ever. Weather and movement take their toll and cracked joints let water in. Renewing it keeps glazing joints doing their job. We work on glass balustrade bases, glass-to-frame joints and shower screens, and the jobs we see most are split or lifting silicone on glass and water escaping where a screen meets the wall.
Houses in smaller places like Bellfields can stand more in the open than those in a built-up town, so exposed windows and doors face the weather head on. That’s hard on the mastic around frames and sills.
A 12-month guarantee comes as standard, so you are covered after we have gone.

For landlords and businesses
Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will quote.
DIY versus a professional finish
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Leave it or put it right?
Glazing joints need a sealant made for the job. General-purpose sealant from a DIY shop may not suit glass or the frame, so we use neutral-cure glazing silicone. In a smaller place like Bellfields, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Windows and doors in Bellfields
Historic houses like Guildford Castle (about 1.5 miles south) are a reminder that the area around Bellfields has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
Rented homes near London Road (Guildford) station change hands often, and a shower screen or conservatory joint that leaks is easier to reseal while the property is empty. If you look after a building such as Pond Meadow School, its window and door frames need their mastic kept sound, just like a home’s.

What we do, step by step
There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a few hours for most jobs. In a smaller place like Bellfields, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.
- We find where water is getting in and check whether it’s a sealant joint.
- Old silicone is cut away from the glass and frame without scratching either.
- The glass and frame are cleaned and degreased.
- Glazing silicone suited to the joint is applied and tooled.
- The finished joints are checked and, where it’s safe, tested with water.
How to prepare
- On commercial sites, let us know about site rules
- Plan for the work area to be out of bounds to pets and children
- Tell us about any previous sealing or DIY attempts

Bellfields questions
Will you come out to Bellfields?
Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Do you cover Bellfields for glazing silicone?
Yes, Bellfields is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or drop us an email with a few details of the job, and we will send you a clear quote.
What should I tell you?
A short description and the location, plus pictures if you have them. If we need more, we’ll ask.
Can you replace a misted double-glazed unit?
No. Misting between panes means the sealed unit has failed, and a glazier needs to replace it.
Do you reseal glass shower screens?
Yes. We remove the old sealant and reseal the wall and tray joints.
Will the old sealant be removed?
Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
Do I have to be there?
It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
How much does glazing silicone cost in Bellfields?
It depends on the job, so we quote each one individually. To get one, call 0345 464 0079 or email us with a short description of the job.
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Do not use a blade near the sealant
- Keep air moving in the conservatory
- Clean glass with a mild cleaner and a soft cloth
- Get a new leak looked at quickly
Look over the glazing joints every year or so. Catching a split early keeps the repair small.
Conservatory leaks rarely stay small. Water travels along the frame and into the wall, so get it looked at when you first see it.
Do you need glazing silicone in Bellfields?
New silicone over old silicone will not bond. Plenty of leaks come from a quick top-up over the old bead, and water gets between the layers.
The problems people usually mention when they call are:
- Shower screens leaking along the wall or tray
- Leaks where conservatory glass meets the frame
- Failed joints on frameless glass
- Sealant that was laid over old silicone and failed
Homes close to St Peter's Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
