Glazing silicone in Walton-on-Thames, done properly

Many conservatory leaks come down to failed sealant at the glass-to-frame or frame-to-wall joints. We find the joint that’s letting water in and renew it, and if it’s something sealant can’t fix, we will tell you. We work on rooflights, glass-to-frame joints and shower screens, and people most often call us about black or yellowed silicone on glass joints and drips on the inside of a conservatory window.

Around Walton-on-Thames, many houses have gained conservatories, French doors or replacement windows over time. Every addition brings more joints, each wearing at its own pace. Sills, frame heads and glazing joints are where leaks normally start.

You’re covered for a year from the day we finish. If anything isn’t right with it, ring 0345 464 0079 or email us.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Use a gentle glass cleaner and a soft cloth
  • Don’t use a blade near the sealant
  • Keep conservatory gutters clear of leaves
  • Check the silicone on glass every year or so

Keep conservatory gutters clear, so water drains away from the joints. Overflowing gutters can cause leaks of their own.

If silicone on glass has cracked, water is already getting in. Resealing now is a small job, compared with repairing damaged frames or plaster.

What the job involves on each surface

Glass-to-glass joints

Glass-to-glass joints depend entirely on the sealant. It must be clean, neat and well bonded.

Conservatory frames

Frame-to-wall joints on a conservatory move with the weather. They’re resealed with a suitable sealant.

Walton-on-Thames homes and the weather

Historic houses like The Homewood (about 2.5 miles south) are a reminder that the area around Walton-on-Thames has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Managing a site like Walton Oak Primary School? Then its window and door frames need their mastic kept sound, just like a home’s. Letting a property close to Walton-On-Thames station? Then glazing joints are worth checking at the end of a tenancy, before a small leak grows.

Why deal with it now?

A new conservatory roof is a big job. If the leak is a failed sealant joint renewing the joint is the simpler fix. If the roof is the problem, we’ll say so. Black mould and gaps in sealant do not fix themselves, and in a busy home in Walton-on-Thames they get worse with every use. Replacing the sealant now is the simplest fix.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or send us an email and we’ll talk you through it.

What affects the cost of glazing silicone

Your quote is based on your job. We take into account:

  • Any working-time requirements on site
  • Whether old sealant or filler has to be cut out
  • Access and height
  • The product the joint needs

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

What we need to know

When you call or email, it’s useful to know:

  • The type of property
  • If someone has resealed it before
  • Any access issues, like height or stairs
  • Roughly how big the job is

Want a quote for glazing silicone? Please phone 0345 464 0079 or email us and tell us about the job. We’ll explain what we’d do and give you a clear price before we start.

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

How it works

When we arrive, we start by going over the job with you, so you know exactly what we are doing. We protect the surfaces around the joints before any work starts. The work generally takes anything from an hour or two to most of a day, depending on the size of the job. A visit in Walton-on-Thames needs access to the work and a place to park close by. If the job is outside, mention gates, side access and anything above ground floor.

  1. First we agree the joints to be done.
  2. We cut away the failed silicone.
  3. We clean and prepare the joint.
  4. We apply and tool the new silicone.
  5. We inspect the work and test it where we can.

Before we arrive

  • Tell us about any water getting in
  • Let us know about earlier repairs to the joints
  • On commercial sites, let us know about site rules

What we’re called out for in Walton-on-Thames

Glass and frames expand and contract with the temperature at different rates. Over years, that movement tears the silicone.

Look out for any of the following:

  • Split or lifting silicone on glass
  • Water tracking down the inner face of the glass
  • Leaks from the base of a shower screen
  • Rooflight joints letting water in

If you live in an older home near St John, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Before you book anyone

  • How much experience the applicator has
  • Which colour the sealant will be
  • When the joint can take water or movement
