Regrouting in Bellfields, Surrey
Our applicators work in Bellfields on raking out old, cracked or stained grout and regrouting tiled walls and floors. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.
- Grout that’s cracking and breaking up
- Cracked grout along the bath or tray
- Grout that stays dark however much it’s cleaned
Regrouting in Bellfields, done properly
We take the old grout out to a consistent depth, taking care not to chip the tile edges. The joints are then vacuumed, regrouted and cleaned off, and the corners get fresh silicone. If you’re dealing with a grout colour that no longer suits the room and floor grout that won’t come clean, we can help, whatever the surface.
Even in a smaller place like Bellfields, bathrooms and kitchens see heavy daily use. Older or newer, every room gets the same approach: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.
We stand behind the work with a 12-month guarantee, so you’re covered after we have gone.

How the visit works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours, or longer for a fully tiled room, and the area is left clean. In a smaller place like Bellfields, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.
- We check the tiles are sound and flag any that are loose or hollow.
- Old grout is raked out to a consistent depth without chipping the tiles.
- Dust and debris are vacuumed out of every joint.
- New grout is worked into the joints and cleaned off the tile faces.
- The corners and edges get new silicone, because grout there would crack.
Getting ready for the visit

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Regrouting in Bellfields: local notes
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Bellfields has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.
If you let a flat or house near London Road (Guildford) station, a regrout while the flat is empty is quicker than working around a tenant. Managing a site like Pond Meadow School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Bellfields is about 1 mile north of Guildford, in Surrey. We provide regrouting to householders, landlords and businesses in Bellfields and nearby, as part of our work across Surrey. Across Surrey, we cover 395 places, Bellfields among them. For nearby work, see our Crawley page (20 miles or so).
Our applicators cover all of GU1, GU2 and GU3 for regrouting. That includes homes and businesses on Lock Road, Manor Road and South Road and the roads around them. Being close to the A3 and A320, Bellfields is easy for our applicators to reach. We also cover Guildford (1 mile south), Stoughton (1 mile west), Jacobs Well (1 mile north-east), Westborough (1 mile south-west) and Abbotswood (1 mile south-east). We also work in nearby towns such as Woking (4 miles north), Camberley (8 miles north-west), Epsom (15 miles north-east), Farnham (10 miles west), Egham (12 miles north) and Walton-on-Thames (12 miles north-east).

What affects the cost of regrouting
Call for a quick quote. What matters most is:
- The type of sealant required
- Working hours on commercial sites
- Whether old sealant or filler has to be cut out
- The number and length of the joints
What you pay reflects the work, not guesswork. That is why we ask about the job first and agree the price before starting.
Helping us quote
You do not need to know the technical terms. It helps if you can tell us:
- The rough size of the job
- Where the job is, and your postcode
- If someone has resealed it before
- The problem you’ve noticed
To get a quote, ring 0345 464 0079 or email us with the location and a short description of the problem. You’ll have a clear quote before we start.
How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Wipe or squeegee the shower walls
- Check the corner silicone every few months
- Rinse soap off the tiles after each shower
- Do not use strong acidic cleaners on grout
Check the corner silicone now and then. It’s the part that moves, so the sealant there will need renewing in time, long before the grout does.
Stains that will not clean are a sign the grout is breaking down. At this point it’s a simple regrout while the tiles are still sound.

What we are called out for in Bellfields
Strong cleaning products and hard scrubbing slowly erode grout. Bleach and acidic limescale removers can attack it over time, leaving the joints sunken and rough.
Signs it’s time to call us include:
- Corners filled with grout instead of silicone
- Splashback grout that has darkened
- Grout stained black or orange that will not clean
- Grout in a colour the owner wants to change
Homes close to St Peter's Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.
Questions to ask before you book
- Is VAT in the price?
- The length of the guarantee
- Who does the work, and how experienced they are
- How the colour is chosen
Your questions about regrouting in Bellfields
I let a flat near London Road (Guildford) station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can ring 0345 464 0079 or send us an email with the details for a clear quote.
Do you work for hotels and guest houses in Bellfields?
Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Will the sealant be renewed as well as the grout?
Normally we do both. Grout fills tile gaps and sealant handles the moving joints, so we renew both and include it in your quote.
When can I use the shower again?
We’ll tell you on the day. It depends on the grout and the sealant used so please stick to it.
Where is Mr Mastic based?
Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Is the work guaranteed?
All our work carries a one-year guarantee.
Do you grout the corners?
Internal corners and edges are sealed with flexible silicone. Grout in a moving joint soon cracks.
Different surfaces, different methods
Corners and edges
Where tiles meet a bath, tray or worktop, the joint is sealed. Grout there would crack.
Bathroom wall tiles
We can regroute all the walls in a bathroom, depending on size. You can change the colour at the same time.
Work for landlords, hotels and businesses
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.
We work for landlords and agents as well as homeowners. Resealing between tenancies keeps a property looking cared for.
