External mastic in Merstham

What external mastic looks like in Merstham

Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Rented homes near Merstham station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies. For an older house near a landmark such as Church of St Katharine, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

External mastic in Merstham, done properly

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two. We work on render & cladding joints, brickwork movement joints and façade panels, and people most often call us about joints where the bead has come unstuck and rigid filler in a joint that should flex.

Older homes in small places like Merstham may be stone, brick or timber-framed, often with later extensions. Where one material meets another is where water normally gets in.

We stand behind the work with a one-year guarantee, so you’re covered after we’ve gone.

How to look after the new joints

Good habits help new joints last longer. A few tips:

  • Look over the joints every year, ideally after winter
  • Show decorators and builders where the movement joints are
  • Keep water from gutters off the wall
  • Check the sealant is paintable before painting near it

Keep the joints clear of soil, plants and climbing growth. Anything that holds water against the joint wears it out sooner.

Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established so early resealing is worth it.

FAQs for Merstham

Can you do external mastic in Merstham?

Yes, Merstham is within the area we cover. We work across London and the South East. You can ring 0345 464 0079 or email us and tell us what needs doing, and we’ll give you a clear price.

Is Merstham within the area you cover?

Yes, Merstham is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you quote for more than one area?

Yes. Just list everything you need and we’ll quote it together.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Can landlords and businesses book you?

Yes. As well as householders, we work for landlords, agents, businesses and hotels across Surrey.

When will the joints need doing again?

It varies from wall to wall: sunny, exposed elevations and busy joints wear faster. Check them each year and reseal when they split or harden. Our work comes with a 12-month guarantee.

How long should I leave it?

Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used.

Can you match the colour of my brickwork?

There’s a good range of exterior colours, including greys, browns, whites and stone tones. We choose the closest to your brick or render so the joint does not draw the eye.

Different surfaces, different methods

Joints between dissimilar materials

Joints where frames, sills or panels meet the wall are common leak points. We cut out the old sealant and reseal with a product suited to both surfaces.

Cladding and façade panels

Metal and composite panels move a lot with temperature, so the joints work hard every day. We choose the product to suit.

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Render that is blown, hollow or coming away
  • Walls that need new movement joints cut into them
  • Movement that’s more than a sealant joint can take

Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly.

Where we work in Merstham

  • Concrete & block
  • Brickwork movement joints
  • Façade panels
  • Render & cladding joints
  • Copings & trims
  • Joints between brick and frames

What happens if it’s left?

A low-modulus sealant is chosen because it moves without pulling hard at the edges. That protects surfaces like brick, render and concrete. A stiffer product can damage the joint edge as it fails. Where a wall is exposed, as many are in small places like Merstham, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Combining jobs into one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.

What we do, step by step

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take a few hours for a handful of joints, longer for a whole elevation. Somewhere like Merstham needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

How to prepare

  • Mention any leaks or damp you’ve noticed
  • Try not to wet indoor joints just before the visit
  • Clear the area around the work

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

When to call us in Merstham

Poor preparation causes many early failures: dusty or wet faces, no primer where one was needed, or old sealant left in. The sealant never bonds properly.

Most people get in touch after spotting one of these:

  • Plants rooting in failed movement joints
  • Sealant pulling away from one side of the joint
  • Movement joints filled with mortar instead of sealant
  • Movement joints with cracked, split or missing sealant

Managing a site like Merstham Primary School? Then larger buildings have long runs of movement joint that eventually need resealing.

What to look for in a quote

  • Is the old sealant removed completely?
  • How the surfaces are prepared before sealing
  • What product goes in the joint
  • The length of the guarantee
