External mastic for Hoe homes and businesses

External mastic for homes and businesses in Hoe

Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. The colour is chosen to suit the brick or render so the joint does not stand out. If you’re dealing with movement joints with cracked, split or missing sealant and joints where the bead has come unstuck, we can put it right, whatever the surface.

Older homes in small places like Hoe may be stone, brick or timber-framed, often with later extensions. The joints where those materials meet are the weak points, and they need the right sealant at the right depth.

All our work is covered by a one-year guarantee.

Honest limits

In fairness, there are a few things sealant will not fix:

  • Movement that is more than a sealant joint can take
  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Failed render or damaged cladding panels

If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think before booking.

Surfaces we seal

  • Façade panels
  • Brickwork movement joints
  • Render & cladding joints
  • Concrete & block
  • Joints between brick and frames
  • Copings & trims

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Leave the joints unpainted unless we have said otherwise
  • Deal with leaking gutters that soak the joints below
  • Never let anyone fill a movement joint with mortar
  • Get split or bare joints resealed while the damage is small

Give the sealant the cure time we tell you before anything rubs against it. Most exterior sealants skin fast but take longer to cure right through.

Act while the splits are small. At that stage it’s a simple cut out and reseal with no damage behind it to deal with.

Do you need external mastic in Hoe?

Some movement joints have been pointed up with mortar by mistake. The joint cannot move, so the wall cracks somewhere else instead.

The most common problems we see are:

  • Old sealant gone brittle and cracked
  • Movement joints filled with mortar instead of sealant
  • Brick movement joints where the sealant has split
  • Moss and dirt in joints with no sealant left

Letting a property close to Gomshall station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Our hiring checklist

Hoe: your questions answered

Do you cover Hoe for external mastic?

Yes. Our work covers London and the South East, and Hoe is part of that. Just phone 0345 464 0079 or email us with a few details of the job.

Is Hoe within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you seal joints where cladding meets other materials?

Yes. Materials like render, brick, metal and uPVC all move differently, so a flexible sealant is needed where they meet. The sealant is matched to both sides.

Will the new joint stand out?

The sealant colour is picked to suit the wall. There’s a wide choice of exterior colours.

Is it messy?

We keep the work tidy. Nearby surfaces are protected.

How do I get a quote for external mastic in Hoe?

It depends on the job, so we quote each one individually. To get one, ring 0345 464 0079 or drop us an email and let us know what needs doing and where.

What is backing rod for?

That is backing rod, a closed-cell foam. It stops the sealant going in too deep and bonding to three sides so it can flex with the joint.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.

Leave it or put it right?

Mortar or ordinary filler might look like a quick way to close an open joint, but it locks the joint solid. The wall then cracks somewhere else. The correct repair is a flexible sealant with the right backing. Around Hoe, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

Why us?

  • A sealant colour to suit the surroundings
  • Neat joints and a tidy finish
  • A 12-month guarantee on all work
  • Approved under the ARBOMaster scheme

Outside joints around Hoe

London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Hatchlands Park (about 4 miles north) nearby, there’s older building stock in the area around Hoe as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.

If you live in an older home near Church of St Mark, older walls, gutters and the joints where extensions meet them need a flexible sealant.

The process

We bring everything the job needs with us. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a few hours for a handful of joints, longer for a whole elevation. In a small place like Hoe, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Getting ready for the visit

  • Clear items away from the joints we are working on
  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about any water getting in

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Surface by surface

Joints between dissimilar materials

Each side of the joint may need its own preparation. Both surfaces are cleaned and primed as the product requires.

Render joints

The face of render can be soft, so a low-modulus sealant is kinder to the joint edges. Priming is done where the sealant calls for it.
