External mastic in Stoneleigh

Stoneleigh buildings and the weather

Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Fitznells Manor (about 0.8 miles south) are a reminder that the area around Stoneleigh has older buildings as well as new. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.

Homes close to The Parish Church of St John the Baptist include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant. Schools such as Auriol Junior School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

How we handle external mastic in Stoneleigh

Movement joints let brickwork, render and cladding expand and shrink without cracking. The sealant in it has to stretch and squeeze for years, and when it fails, the wall takes the strain and water finds a way in. If you are dealing with joints pointed up with cement by mistake and failed sealant between panels on a façade, we can help, on joints between brick and frames, brickwork movement joints and concrete & block alike.

In and around Stoneleigh, older properties sit alongside newer ones, each with its own outside joints. Older homes need their gutter and trim joints kept tight, newer ones their movement joints.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Keeping the joints in good condition

Aftercare is simple:

  • Check the sealant is paintable before painting near it
  • Keep soil, plants and ivy away from the joints
  • Keep high-pressure jets off the joints
  • Keep water from gutters off the wall

Only paint over the joint if we’ve confirmed the sealant can take paint. Paint can crack on a flexible joint, and paint can crack as the joint moves.

Small splits are the time to act. Then it’s a straightforward cut-out and reseal with no damage behind it to deal with.

Why it’s worth doing now in Stoneleigh

Mortar or ordinary filler might look like a quick way to close an open joint, but it locks the joint solid. The wall then cracks somewhere else. A flexible sealant over backing rod is what the joint needs. Around Stoneleigh, water from a failed joint in an older home can soak into timber and plaster, and that is a much bigger job than renewing the sealant.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will go through it with you.

Do you need external mastic in Stoneleigh?

A lot of failed joints come down to preparation: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The new sealant then lets go long before it should.

Look out for any of the following:

  • Sealant pulling away from one side of the joint
  • Cracked joints where brick meets render or frames
  • Moss and dirt in joints with no sealant left
  • Hard, crazed mastic that has stopped moving

If you let a flat or house near Stoneleigh station, outside joints that have cracked can let damp into a rental, so check them between lets.

Common questions in Stoneleigh

Do you cover Stoneleigh for external mastic?

Yes, Stoneleigh is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or drop us an email and let us know what needs doing, and we’ll give you a clear quote.

I let a flat near Stoneleigh station. Can you help?

Yes, landlords and agents are among the people we work for. Just phone 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear price.

Can a movement joint be filled with mortar?

No. Rigid materials cannot move with the wall. If it has already been filled, we can normally cut it out and reseal it.

Do you work at height?

Each building is different. Send us photos and a rough idea of the height and we’ll confirm how they can be reached safely.

How long before the joint can be used?

Different products cure at different speeds, so please follow the time we give you when we finish.

What’s an expansion joint in brickwork?

It’s a deliberate gap that lets the wall expand and contract without cracking. It should be filled with flexible sealant, never mortar.

Can you quote for more than one area?

Yes, we can. Several rooms, windows or areas can go on one quote.

Can you match the colour of my brickwork?

We choose a sealant colour to suit the brick, stone or render. Exterior sealants come in a good range of colours.

How the visit works

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes a few hours for a handful of joints, longer for a whole elevation. Parking around Stoneleigh is usually easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

How to prepare

  • Clear items away from the joints we’re working on
  • Mention any tricky access
  • Let us know about parking restrictions

Quotes for external mastic in Stoneleigh

Jobs vary more than people expect. What affects the quote:

  • When we can work, for business premises
  • The size of the job
  • The number of rooms or windows
  • How much old sealant there is and how hard it is to remove

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

Asking for a quote

To help us quote quickly, let us know:

  • Whether it’s a home or a business
  • How many joints, rooms or windows are involved
  • A few photos by email, if you can
  • If someone has resealed it before

Every job is quoted individually, so start by telling us what you need. Simply phone 0345 464 0079 or email us and describe the job, and pictures are welcome.

What sealant work cannot fix

We won’t take on work that will not last, so these are the limits:

  • Cracks in the bricks or render themselves, away from the joints
  • Failed render or damaged cladding panels
  • Damp that is not coming from the joint

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly.
