Brooklands External Mastic
External mastic for Brooklands and the surrounding area: the right sealant, proper preparation and a neat finish. Call for a quick quote.
- Damp patches traced to an open external joint
- Gaps where render, brick and frames meet
- Old sealant gone brittle and cracked
External mastic in Brooklands, done properly
A movement joint is only as good as its depth. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, so it bonds to the two sides only and can stretch. Typical jobs include cracked joints where brick meets render or frames and movement joints with cracked, split or missing sealant, across copings & trims, render & cladding joints and concrete & block.
In and around Brooklands, older properties sit alongside newer ones, each with its own outside joints. Older homes need their gutter and trim joints kept tight, newer ones their movement joints.
All of our work is guaranteed for twelve months, in Brooklands and everywhere else we cover.

Why deal with it now?
A properly done movement joint is an even line in a colour that suits the wall. A rushed bead with no backing looks untidy and does not last so it’s worth doing right. Homes in smaller places like Brooklands can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Common questions in Brooklands
Do you cover smaller places like Brooklands?
Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you cover Brooklands for external mastic?
Yes. We work across London and the South East, and Brooklands is part of that. You can phone 0345 464 0079 or send us an email and let us know what needs doing.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
When will the joints need doing again?
It varies with how exposed the wall is and how much the joint moves. Look for splits, hardening or edges coming away, and reseal at that point.
How long does the job take?
Most jobs take a few hours to a few days, depending on the length of joint and the access. Your quote will say how long we expect yours to take.
Can you seal over the old sealant?
No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
Do you use backing rod?
Backing rod goes into deeper joints as a matter of course. It controls the depth and stops the sealant bonding to the back, so the joint can move.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.
Should I try it myself first?
A DIY attempt does not rule out a professional job. We remove it and do the joint properly.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

What else we do in Brooklands
What we do, step by step
You do not need to clear the whole room or building, only the area right around the joints. We protect the rest, and the work takes a few hours for a handful of joints, longer for a whole elevation for a typical job. In a smaller place like Brooklands, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.
- We start by checking each joint, agreeing the ones to redo and how we will reach them.
- The old mastic and anything lodged in the joint is removed.
- We clean both faces of the joint and prime them where the product calls for it.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
Before we arrive
- Clear the area around the work
- Keep children and pets away from the work area
- Mention any sign-in or site rules at work premises

External mastic in Brooklands: local notes
Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.

Landlord and commercial work in Brooklands
We work for landlords and letting agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
Looking after it afterwards
Simple care keeps the joints in good condition. Our advice:
- Look over the joints every year, ideally after winter
- Never let anyone fill a movement joint with mortar
- Show decorators and builders where the movement joints are
- Deal with leaking gutters that soak the joints below
Avoid pressure-washing straight into the joints. High-pressure water can lift the edges.
An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick.
How the job changes by surface
Copings and trims
A failed coping joint lets water into the top of the wall. Resealing them is a small job that protects a lot.
Render joints
Render has movement joints and stop beads that need sealing. We reseal them with a flexible exterior sealant that suits the render colour.
