Send Marsh External Mastic
Our applicators work in Send Marsh on sealing brickwork movement joints, render, cladding and façade joints. Old sealant removed completely, joints prepared properly.
- Hard, crazed mastic that has stopped moving
- Rain getting behind render or cladding at a joint
- Failed seals between different materials
About our external mastic in Send Marsh
We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it. Typical jobs include gaps where render, brick and frames meet and movement joints filled with mortar instead of sealant, on façade panels, copings & trims and concrete & block.
Around Send Marsh, older buildings can be stone, brick or timber-framed, many with extensions added later. Where one material meets another is where water usually gets in, and they need the right sealant at the right depth.

Looking after it afterwards
Aftercare is simple:
- Walk round the building once a year and look at the joints
- Clear growth from the base of walls and joints
- Keep movement joints as flexible joints, not mortar
- Wash walls gently around the sealant
Only paint over the joint if we have confirmed the sealant can take paint. Many exterior sealants aren’t designed to be painted.
Gaps, plants or missing sealant in a joint are worth getting looked at. Early work is quicker and leaves a better finish.
What we’re called out for in Send Marsh
Every building moves. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. The sealant in the movement joints takes that strain.
Any of these means the joints need attention:
- Rigid filler in a joint that should flex
- Hard, crazed mastic that has stopped moving
- Joints with sealant missing in places
- Weeds or debris growing in open joints
For an older house near a landmark such as St William of York, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

External mastic in Send Marsh: local notes
Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Clandon Park (about 2.7 miles south) nearby, there’s older building stock in the area around Send Marsh as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.
If you let a flat or house near Clandon station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. Managing a site like Send CofE Primary School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Work for landlords, hotels and businesses
Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.
Surface by surface
Copings and trims
Metal and stone copings both move with temperature, so a flexible sealant suits them best in all weathers.
Render joints
Render has movement joints and stop beads that need sealing. They’re resealed in a sealant that suits the render.
Why deal with it now?
An open joint keeps letting water into the wall with every downpour. Wet masonry is more easily damaged by frost, so the damage spreads beyond the joint. Around Send Marsh, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, call 0345 464 0079 or send us an email and we’ll give you an honest view and a quote.

Honest limits
New sealant can’t fix everything, and we’ll tell you before work begins. It won’t solve:
- Loose or hollow render, which needs re-rendering
- Movement that’s more than a sealant joint can take
- Cracking across the wall rather than at a joint
If in doubt, call 0345 464 0079 or send us an email and we will say what we think.

How it works
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take anything from a few hours to several days, depending on the building. For a village or hamlet like Send Marsh, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- Each joint is checked and the colour of the new sealant agreed.
- Failed sealant is removed back to clean, sound faces.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- We prime the faces where required.
- We gun in low-modulus sealant and tool it neatly.
Preparing for the visit
- Mention any tricky access
- Mention any leaks or damp you’ve noticed

Questions from Send Marsh
Do you work for landlords with property near Clandon station?
Yes, we work for landlords and agents. You can phone 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before we start.
Do you cover smaller places like Send Marsh?
Yes. Send Marsh is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Will it make a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Can you seal joints between two different materials?
Yes. Where different materials meet is one of the most common joints we seal. We use a flexible sealant suited to both surfaces.
What do you need from me for a quote?
Just the basics: where it is, what you’ve noticed and how we reach it. Then phone 0345 464 0079 or email us.
Is it OK to fill a movement joint with cement?
No. Mortar locks the joint solid, so the movement cracks the wall elsewhere. It needs a flexible sealant over backing rod.
How long does external mastic take?
Typically it takes anything from a few hours to several days, depending on the building. Larger jobs naturally take longer, and we’ll tell you how long to expect.
Can you do several jobs on one visit?
Of course. Doing several areas at once is normally more efficient.
