External mastic in Strood Green

A movement joint is a deliberate break that lets a wall expand and contract. The sealant in it has to stretch and squeeze for years, and when it fails, the wall takes the strain and water finds a way in. Common call-outs are for rain getting behind render or cladding at a joint and moss and dirt in joints with no sealant left, across joints between brick and frames, façade panels and brickwork movement joints.

In a village or hamlet like Strood Green, older cottages and farm buildings often stand in the open, where walls and rooflines take the weather head on. Gutter joints and wall joints there need a sealant that can flex and stay put.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

When it isn’t the sealant

Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Failed render or damaged cladding panels
  • Structural movement, which needs a surveyor or engineer

Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly.

What we seal

  • Render & cladding joints
  • Façade panels
  • Joints between brick and frames
  • Copings & trims
  • Concrete & block
  • Brickwork movement joints

What external mastic looks like in Strood Green

With historic houses such as Polesden Lacey (about 4.6 miles north-west) nearby, there’s older building stock in the area around Strood Green as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth. London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

In the older streets around Christ Church, an extension built onto an older house moves differently, and the joint between them takes the strain. Schools such as North Downs Primary School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing. Rented homes near Betchworth station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies.

How we quote for external mastic

Some jobs are bigger than they look, and some smaller. The main factors:

  • Whether old sealant or filler has to be cut out
  • How many rooms, windows or areas are involved
  • Working hours on commercial sites
  • Whether there’s mould to deal with

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What to tell us for a quote

What to tell us when you ask for a quote:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Pictures of the joints, sent by email
  • The address or postcode of the job
  • The rough size of the job

Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work and give you a clear price.

What the job involves on each surface

Brickwork movement joints

Clay brickwork grows slightly over its life and moves with the weather. That movement goes into the joint, so the sealant in it must stay soft and stretchy.

Render joints

Water behind render can lead to blown patches. Resealing the joints early keeps water out.

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

Common questions in Strood Green

I let a flat near Betchworth station. Can you help?

Yes, we work for landlords and letting agents. You can ring 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before work begins.

Do you cover Strood Green for external mastic?

Yes. Our work covers London and the South East, and Strood Green is part of that. You can phone 0345 464 0079 or email us and let us know what needs doing, and we’ll send you a clear quote.

Will the new joint stand out?

We choose a sealant colour to suit the brick, stone or render. There’s a wide choice of exterior colours.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Do you remove the old sealant?

Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access.

Will you leave a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Is it OK to seal over old sealant?

No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. We remove it all first.

How the visit works

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours to a few days, depending on the length of joint and the access, and the area is left clean. In a small place like Strood Green, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

How to prepare

  • Let us know about earlier repairs to the joints
  • Move anything stored near the joints
  • On commercial sites, let us know about site rules

How to get a quote

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. When it suits you, call 0345 464 0079 or email us.

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Aftercare tips

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Deal with leaking gutters that soak the joints below
  • Check external joints each spring
  • Make sure movement joints are not pointed over
  • Ask before painting over external sealant

Look over the joints once a year, ideally after winter. Splits, gaps at the edges or plants in the joint are early warning signs.

Once a joint can’t move, the wall finds another way, often as cracks near the joint. Resealing it early helps prevent that.
