How we handle external mastic in Chertsey
On houses, flats and commercial buildings across Chertsey, we reseal joints in brickwork, render, cladding and façade panels. Every joint gets the same careful preparation: clean joint faces and the right depth. Typical jobs include sealant that has lost its bond to the brick or render and failed sealant between panels on a façade, on render & cladding joints, façade panels and concrete & block.
In a smaller place like Chertsey, some homes face open ground, and walls and rooflines facing the weather take the worst of it. Joints on those sides are normally the first to go.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

Different surfaces, different methods
Cladding and façade panels
Panel systems often rely on sealant between and around the panels. Each joint gets a sealant that suits the panel and its movement.
Joints between dissimilar materials
Different materials may need different primers. We prepare both faces so the sealant bonds properly.
What external mastic looks like in Chertsey
London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Botleys Mansion (about 1.5 miles south-west) nearby, there’s older building stock in the area around Chertsey as well as newer homes. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.
Homes close to Church of St Peter include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move. If you look after a building such as St Anne's Catholic Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

For landlords and businesses
In hotels, rooms out of use cost money, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.
From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
What sealant work can’t fix
We won’t take on work that will not last, so these are the limits:
- Subsidence or other structural problems
- Loose or hollow render, which needs re-rendering
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
If you are not sure, just phone 0345 464 0079 or email us and we’ll give you a straight answer.
Surfaces we seal

- Brickwork movement joints
- Joints between brick and frames
- Render & cladding joints

- Façade panels
Common problems we fix in Chertsey
Weeds, moss and debris in a joint are a sign the sealant has gone. Dirt and roots then trap moisture in the joint.
People usually contact us when they notice one of these:
- Hard, crazed mastic that has stopped moving
- Movement joints filled with mortar instead of sealant
- Failed seals between different materials
- Sealant that has lost its bond to the brick or render
Letting a property close to Chertsey station? Then split movement joints are easy to miss on a rental until damp shows inside.

FAQs for Chertsey
I let a flat near Chertsey station. Can you help?
Yes, we work for landlords and letting agents. You can call 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before we start.
Can you do external mastic in Chertsey?

How do you reach high-level joints?
That depends on the building and the joints. We work on joints that can be reached safely. Give us some details and we will confirm the access.
What should I tell you?
Tell us what needs doing and where, with photos by email if possible. We will ask anything else we need to know.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator.
Can you seal over the old sealant?
No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. We remove it all first.

How it works
There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a few hours to a few days, depending on the length of joint and the access from start to finish. A visit to Chertsey is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- First we look over the joints with you, agree which to renew and talk through access.
- The old mastic and anything lodged in the joint is removed.
- The joint faces are cleaned and primed where the sealant needs it.
- Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.
How to prepare
- Mention any leaks or damp you’ve noticed
- Try not to wet indoor joints just before the visit
- Mention any sign-in or site rules at work premises

Related advice
Looking after it afterwards
To keep the joints looking good and working properly:
- Keep soil, plants and ivy away from the joints
- Point out the joints to other trades
- Act on the first splits you see
- Avoid pressure-washing directly into sealant joints
Don’t paint over the new sealant unless we have said the product is paintable. Paint can crack on a flexible joint, and paint can crack as the joint moves.
Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.
Should I try it myself first?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
