About our external mastic in The Sands

A movement joint is only as good as its depth. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, leaving it bonded to two faces so it can move with the wall. Common call-outs are for failed sealant between panels on a façade and failed seals between different materials, on concrete & block, render & cladding joints and joints between brick and frames.

Outside joints can only be sealed when they’re dry, so work in The Sands is booked around the forecast. Tell us about access to all sides of the building, including outbuildings and garages.

You’re covered for a year from the day we finish. If anything isn’t right with it, call 0345 464 0079 or send us an email.

Common problems we fix in The Sands

Joints sealed without backing rod, or far too deep, rarely last. Sealant bonded to three sides has nowhere to go and rips as the joint opens.

Common reasons people contact us include:

  • Rigid filler in a joint that should flex
  • Weathered mastic that no longer stretches
  • Panel joints letting water in
  • Brick movement joints where the sealant has split

Letting a property close to Farnham station? Then outside joints that have cracked can let damp into a rental, so check them between lets.

Questions to ask before booking

  • How the surfaces are prepared before sealing
  • What the cure time is
  • Which sealant they’ll use, and why
  • Is VAT in the price?

When it is not the sealant

A few problems are outside what sealant work can do:

  • Loose or hollow render, which needs re-rendering
  • Cracks in the bricks or render themselves, away from the joints
  • Cutting new joints into brickwork, which is building work rather than sealant work

If you are not sure, just call 0345 464 0079 or drop us an email and we will give you a straight answer before booking.

The Sands buildings and the weather

Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Farnham Castle (about 2.8 miles west) are a reminder that the area around The Sands has older buildings as well as new. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.

For site and facilities teams at buildings such as South Farnham School, larger buildings have long runs of movement joint that eventually need resealing. If you live in an older home near The Church of the Good Shepherd, an extension built onto an older house moves differently, and the joint between them takes the strain.

The Sands is about 2 miles east of Farnham, in Surrey. Jobs in The Sands get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. We cover 395 towns and villages across Surrey, large and small. We also work in Reading, about 19 miles from The Sands.

Larger places within reach include Guildford (8 miles east), Woking (10 miles north-east), Camberley (9 miles north), Frimley (7 miles north), Haslemere (9 miles south) and Cranleigh (12 miles south-east).

How we quote for external mastic

Jobs vary more than people expect. What affects the quote:

  • How many areas need sealing
  • Whether the work is at height
  • Whether there’s mould to deal with
  • Which sealant suits the joint

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Asking for a quote

There’s no need for technical detail. Just tell us:

  • How many joints, rooms or windows are involved
  • The problem you’ve noticed
  • If someone has resealed it before
  • Pictures of the joints, sent by email

Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll explain what’s involved.

Why act early in The Sands

A low-modulus sealant is chosen because it moves without pulling hard at the edges. That protects surfaces like brick, render and concrete. A stiffer product can damage the joint edge as it fails. Where a wall is exposed, as many are in small places like The Sands, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first.

The Sands: your questions answered

Will you come out to The Sands?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is The Sands in your area for external mastic?

Yes, The Sands is within the area we cover. We work across London and the South East. Just call 0345 464 0079 or send us an email with a few details of the job.

Do I have to be there?

That depends on where the joints are. For work indoors, someone needs to let us in.

What colours does the sealant come in?

We aim for a joint that suits the wall rather than one that jumps out. Colour is agreed with you before we begin, matched as closely as the range allows.

How long does external mastic last?

It depends on the exposure, the movement and the product. Treat it as a maintenance item and look at it yearly.

Do you work for hotels and businesses?

Yes, regularly. Larger jobs can be planned room by room or area by area.

What should I tell you?

Only a few details: where it is, what you’ve noticed and how we reach it. Then call 0345 464 0079 or send us an email.

Why do you put foam in the joint first?

Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. That way it bonds to the two sides only and can stretch.

Different surfaces, different methods

Copings and trims

Copings expand and contract through the day, so the joints need a sealant that stays flexible.

Brickwork movement joints

Vertical joints in long brick walls let the brickwork expand without cracking. They’re resealed over backing rod with a low-modulus sealant.

What we do, step by step

Before we leave, we go over the finished joints with you. The work normally takes a few hours to a few days, depending on the length of joint and the access, depending on the size of the job. For a village or hamlet like The Sands, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Should I try it myself first?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
