About our external mastic in Witley
Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing all tend to fail early. We take the old material out and do it properly. If you’re dealing with weathered mastic that no longer stretches and movement joints filled with mortar instead of sealant, we can help, on façade panels, brickwork movement joints and concrete & block alike.
External sealant needs dry, clean surfaces, so work around Witley is planned for dry weather. Let us know about access to every wall, plus any garages or outbuildings.
There’s a 12-month guarantee on every job.

Witley buildings and the weather
Historic houses like Loseley Park (about 4.6 miles north-east) are a reminder that the area around Witley has older buildings as well as new. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
Homes close to Church of All Saints include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep. If you let a flat or house near Milford (Surrey) station, split movement joints are easy to miss on a rental until damp shows inside. Managing a site like The Chandler CofE Aided Junior School? Then larger buildings have long runs of movement joint that eventually need resealing.

What affects the quote in Witley
The price is agreed before any work begins. It’s based on:
- How many rooms, windows or areas are involved
- Whether old sealant or filler has to be cut out
- Access and height
- The product the joint needs
Doing several joints on one visit usually makes better use of the time than several visits. You will get one clear quote for the whole job.
What to tell us for a quote
When you contact us, these details help:
- A few photos by email, if you can
- If someone has resealed it before
- Roughly how big the job is
- Where the job is, and your postcode
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. Whenever you are ready, call 0345 464 0079 or email us.
DIY versus a professional finish
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.
Witley questions
Will you come out to Witley?
Yes. Witley is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you work for landlords with property near Milford (Surrey) station?
Yes. We work for letting agents and landlords as well as householders, and several properties can be quoted together. You can ring 0345 464 0079 or email us with the details for a clear quote.
Where do you work from?
Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Do I have to be there?
Access is agreed with you when the job is booked. Indoors, that generally means someone at home.
Do you guarantee your work?
Yes. Every job comes with a one-year guarantee.
What is backing rod for?
That is backing rod, a closed-cell foam. It keeps the sealant at the right depth and bonded to the sides only, which would stop it stretching.
Will the old sealant be removed?
Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.
Are you ARBOMaster approved?
Yes. We are an ARBOMaster approved applicator.
Why deal with it now?
A failed movement joint lets water into the wall and can run behind render or cladding. Dealing with it early keeps the repair to the joint, instead of the wall and finishes around it. Where a wall is exposed, as many are in small places like Witley, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

The process
At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a few hours for a handful of joints, longer for a whole elevation, depending on the size of the job. Somewhere as small as Witley, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First, the joints are inspected and the access agreed.
- We cut out the old mastic and rake out anything in the joint.
- The faces are brushed clean and primed where the product requires it.
- We fit closed-cell backing rod to control the depth.
- The exterior sealant is applied, tooled and checked along its length.
Before we arrive
- Plan for the work area to be out of bounds to pets and children
- Tell us if parking is tricky
- Let us know about stairs, lifts or work at height

For landlords and businesses
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will quote.
From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
Different surfaces, different methods
Concrete and blockwork
Blockwork and concrete shrink over time and move with the seasons. We reseal their joints with backing rod and a flexible product.
Brickwork movement joints
Brick walls have vertical movement joints to absorb expansion. We reseal them with a low-modulus sealant over backing rod coloured to suit the wall.
How to look after the new joints
Simple care keeps the joints in good condition. We recommend:
- Keep soil, plants and ivy away from the joints
- Leave the joints unpainted unless we have said otherwise
- Walk round the building once a year and look at the joints
- Tell anyone working on the walls about the movement joints
Do not let soil, plants or ivy build up against the new joints. Anything that holds water against the joint wears it out sooner.
Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.
