External mastic in Chobham

External mastic for homes and businesses in Chobham

A movement joint is a deliberate break that lets a wall expand and contract. The sealant in it has to stretch and squeeze for years, and when it fails, the wall takes the strain and water finds a way in. If you have failed sealant between panels on a façade and weeds or debris growing in open joints, we can help, whatever the surface.

In a smaller place like Chobham, some homes face open ground, and walls and rooflines facing the weather take the worst of it. That’s where gutter joints and wall joints tend to fail first.

The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or send us an email.

What the job involves on each surface

Brickwork movement joints

People sometimes point up a brick movement joint by mistake. Where one has been mortared, we cut it out and reseal it with sealant if the joint can be cleared.

Joints between dissimilar materials

Wherever two materials meet, they move differently. A flexible sealant bridges the two so neither cracks the other.

External mastic in Chobham: local notes

With historic houses such as Botleys Mansion (about 3.2 miles north-east) nearby, there’s older building stock in the area around Chobham as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For landlords with property near Longcross station, split movement joints are easy to miss on a rental until damp shows inside. Schools such as St Lawrence CofE (Aided) Primary School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

Chobham is about 3 miles north-west of Woking, in Surrey. Jobs in Chobham get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Across Surrey, we cover 395 places, Chobham among them. Our Reading page covers work nearby.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Render that is blown, hollow or coming away
  • Cracking across the wall rather than at a joint
  • Adding movement joints to masonry that has none

If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think before booking.

What we seal

  • Copings & trims
  • Brickwork movement joints
  • Render & cladding joints
  • Concrete & block
  • Façade panels
  • Joints between brick and frames

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

FAQs for Chobham

Is Chobham within the area you cover?

Yes, Chobham is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you do external mastic in Chobham?

Yes, Chobham is within the area we cover. We work across London and the South East. You can call 0345 464 0079 or send us an email and let us know what needs doing, and we’ll give you a clear quote.

Will the new joint stand out?

There’s a good range of exterior colours, including greys, browns, whites and stone tones. We choose the closest to your brick or render.

How much does external mastic cost in Chobham?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Will you leave a mess?

We keep the work tidy. We protect what’s around the joints.

Can you seal over the old sealant?

No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.

What is a movement joint?

Most straight vertical gaps in brickwork are movement joints. It lets the bricks expand without cracking, and it should be sealed with a flexible sealant.

Can you seal joints between two different materials?

Yes. Where different materials meet is one of the most common joints we seal. We use a flexible sealant suited to both surfaces, primed where needed.

What happens on the day

Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours to a few days, depending on the length of joint and the access. A visit to Chobham is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Advice

Aftercare tips

To keep the joints looking good and working properly:

  • Have failed joints looked at early
  • Avoid pressure-washing directly into sealant joints
  • Show decorators and builders where the movement joints are
  • Look over the joints every year, ideally after winter

Keep pressure washers away from the sealant. A strong jet can damage the edges of the bead and let water in behind.

Once a joint can’t move, the wall finds another way, often as cracks near the joint. Resealing it early helps prevent that.

Leave it or put it right?

A properly done movement joint is an even line in a colour that suits the wall. A rushed bead with no backing looks untidy and doesn’t last. Around Chobham, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Ask us for a quote and we will explain what it covers.

Why book with us

  • Tidy, careful work
  • Old sealant always removed completely
  • Anti-fungal silicone where joints get wet
  • A sealant colour to suit the surroundings

Take a look at how sealant jobs are priced and what customers say.

Do you need external mastic in Chobham?

Poor preparation causes many early failures: dusty or wet faces, no primer where one was needed, or old sealant left in. The new sealant then lets go long before it should.

Signs it’s time to call us include:

  • Panel joints letting water in
  • Sealant that has lost its bond to the brick or render
  • Moss and dirt in joints with no sealant left
  • Water getting into walls through failed joints

For an older house near a landmark such as Church of St Lawrence, older walls, gutters and the joints where extensions meet them need a flexible sealant.

What your quote should include

  • How the surfaces are prepared before sealing
  • What insurance they hold
  • What the cure time is
  • How the colour is chosen
