External mastic for Sunnymeads homes and businesses

About our external mastic in Sunnymeads

We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing. Typical jobs include joints where the bead has come unstuck and brick movement joints where the sealant has split, on concrete & block, brickwork movement joints and joints between brick and frames.

Somewhere as small as Sunnymeads, homes and farm buildings often face open ground, where walls and rooflines take the weather head on. Joints on those walls need a sealant that moves with the building and stays in place.

The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or email us.

When to call us in Sunnymeads

Using the wrong sealant is another common reason. A stiff, general-purpose sealant cannot cope with a joint that moves a lot, and it tears off the sides.

The most common problems we see are:

  • Brick movement joints where the sealant has split
  • Hard, crazed mastic that has stopped moving
  • Rigid filler in a joint that should flex
  • Failed sealant between panels on a façade

Homes close to SS Peter and Andrew's Church include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain.

What your quote should include

  • Who turns up on the day
  • The length of the guarantee
  • Which colour the sealant will be
  • What the quote includes, VAT included or not

Choosing a sealant specialist

What sealant work can’t fix

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Movement that is more than a sealant joint can take
  • Adding movement joints to masonry that has none
  • Cracks in the bricks or render themselves, away from the joints

If you are not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer.

Joints and surfaces we work on

  • Concrete & block
  • Render & cladding joints
  • Copings & trims
  • Façade panels
  • Joints between brick and frames

Why it’s worth doing now in Sunnymeads

Mortar or ordinary filler might look like a quick way to close an open joint, but it stops the joint moving. The movement then cracks the brickwork or render nearby. A flexible sealant over backing rod is what the joint needs. Where a wall is exposed, as many are in small places like Sunnymeads, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Surface by surface

Concrete and blockwork

Concrete faces can be dusty and porous, so cleaning and priming matter. A primer goes on where the product requires one before the bead.

Render joints

The face of render can be soft, so a low-modulus sealant is kinder to the joint edges. Priming is done where the sealant calls for it.

How it works

There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a few hours for a handful of joints, longer for a whole elevation from start to finish. For a village or hamlet like Sunnymeads, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Before we arrive

  • Tell us about any water getting in
  • Clear the area around the work
  • Keep pets and children clear of the area while we work

How we quote for external mastic

The price is agreed before any work begins. It takes into account:

  • How many areas need sealing
  • Mould in or behind the old joints
  • The amount of work
  • Any working-time requirements on site

What it costs depends on the amount of work, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

What we need to know

To make quoting easier, please include:

  • If it’s domestic, commercial or a hotel
  • What’s wrong with the joints now
  • Roughly how big the job is
  • Any access issues, like height or stairs

We don’t publish a price list. Instead, we send you a clear quote for your job. To arrange one, phone 0345 464 0079 or drop us an email.

Outside joints around Sunnymeads

Historic houses like Frogmore House (about 1.6 miles west) are a reminder that the area around Sunnymeads has older buildings as well as new. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material. London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Schools such as Wraysbury Primary School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. For landlords with property near Sunnymeads station, outside joints that have cracked can let damp into a rental, so check them between lets.
