Need external mastic in Westcott?

When it is not the sealant

New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:

  • Cracked brickwork or render that needs a builder or plasterer
  • Rising or penetrating damp from elsewhere in the wall
  • Subsidence or other structural problems

Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly before you book.

External mastic in Westcott

Low-level joints can generally be done from the ground. For joints higher up, give us some details of the building and we’ll confirm what’s needed to reach them safely. If you have failed sealant between panels on a façade and sealant pulling away from one side of the joint, we can help.

Somewhere as small as Westcott, homes and farm buildings often face open ground, so walls and rooflines take the full force of wind and rain. Joints on those walls need a sealant that moves with the building and stays in place.

You get a one-year guarantee, the same in Westcott as everywhere else we work.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Fix overflowing gutters above sealed joints
  • Keep high-pressure jets off the joints
  • Check the sealant is paintable before painting near it
  • Show decorators and builders where the movement joints are

Do not let soil, plants or ivy build up against the new joints. Damp material against the sealant shortens its life.

If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.

Leave it or put it right?

Sealing over the top of old mastic doesn’t hold for long. New sealant doesn’t bond well to old, weathered sealant, so the old joint is cut out fully first. Where a wall is exposed, as many are in small places like Westcott, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Doing several joints on one visit usually makes better use of the time than several visits. We will send you a clear quote for the lot.

Outside joints around Westcott

The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Polesden Lacey (about 2.2 miles north) are a reminder that the area around Westcott has older buildings as well as new. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.

In the older streets around St John's Community Hall, older walls, gutters and the joints where extensions meet them need a flexible sealant. For landlords with property near Dorking West station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

How it works

At the end, we look at the finished work together and tell you how long to leave it. The visit itself normally takes a few hours to a few days, depending on the length of joint and the access, depending on the amount of work. In a small place like Westcott, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Getting ready for the visit

  • Let us know about earlier repairs to the joints
  • Move anything stored near the joints
  • Where the joints are inside, avoid wetting them before we arrive

Advice

What the job involves on each surface

Joints between dissimilar materials

Each side of the joint may need its own preparation. We prepare both faces so the sealant bonds properly.

Brickwork movement joints

People sometimes point up a brick movement joint by mistake. If that is happened, we rake it out and reseal it properly if the joint can be cleared.

Your questions about external mastic in Westcott

Do you work for landlords with property near Dorking West station?

Yes. We work for landlords and letting agents as well as householders. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear price.

Is Westcott within the area you cover?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Will there be a smell?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Can you quote for more than one area?

Yes. Several rooms, windows or areas can go on one quote.

Are you ARBOMaster approved?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Do I have to be there?

It depends on the job. Inside work needs someone to give us access.

Is it worth trying it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Do you work for hotels and businesses?

Yes. We’ve worked for hotels, offices and other businesses, and we’re fully insured.

Signs you need external mastic in Westcott

A lot of failed joints come down to preparation: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The new sealant then lets go long before it should.

Look out for these signs:

  • Cracked joints where brick meets render or frames
  • Panel joints letting water in
  • Moss and dirt in joints with no sealant left
  • Rigid filler in a joint that should flex

For site and facilities teams at buildings such as Surrey Hills All Saints Primary School, larger buildings have long runs of movement joint that eventually need resealing.

  • What happens if they find a problem under the old sealant
  • Whether they seal over old material or remove it
  • What preparation is included
