External mastic in Ash

External mastic in Ash

Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. We work on concrete & block, façade panels and joints between brick and frames, and the jobs we see most are sealant that has lost its bond to the brick or render and brick movement joints where the sealant has split.

Homes around Ash range from older cottages to newer houses, with walls and rooflines of every type. Older homes need their gutter and trim joints kept tight, newer ones their movement joints.

You get a one-year guarantee, the same in Ash as everywhere else we work.

Landlords, agents and businesses in Ash

Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

When something else is needed

To be straight with you, some problems need a different trade:

  • Loose or hollow render, which needs re-rendering
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Cracked brickwork or render that needs a builder or plasterer

If you are not sure, just call 0345 464 0079 or drop us an email and we will give you a straight answer before booking.

Joints and surfaces we work on

  • Joints between brick and frames
  • Concrete & block
  • Copings & trims
  • Façade panels
  • Brickwork movement joints
  • Render & cladding joints

The process

We keep the work tidy and contained to the area we are working on. Expect the work to take a few hours to a few days, depending on the length of joint and the access, and we explain the cure time before we leave. In a smaller place like Ash, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • On commercial sites, let us know about site rules

Advice

Your questions about external mastic in Ash

Is Ash in your area for external mastic?

Yes. Our work covers London and the South East, and Ash is part of that. Just ring 0345 464 0079 or email us with a few details of the job, and we’ll give you a clear price.

Do you cover smaller places like Ash?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Why do you put foam in the joint first?

Backing rod controls the sealant depth and keeps it off the back of the joint. That way it bonds to the two sides only and can stretch.

How long should I leave it?

That depends on the sealant used, so please follow the time we give you when we finish.

Is it worth trying it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Where is Mr Mastic based?

We are based in Crawley, West Sussex, and we work across South East England, London and Scotland.

Can you match the colour of my brickwork?

We choose a sealant colour to suit the brick, stone or render so the joint blends in. There’s a wide choice of exterior colours.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done.

Walls and rooflines in Ash

With historic houses such as Wanborough Manor (about 2.7 miles east) nearby, there’s older building stock in the area around Ash as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For landlords with property near Ash station, split movement joints are easy to miss on a rental until damp shows inside. For an older house near a landmark such as Church of St Peter, old and new materials meet at the roofline and walls, which is where sealant earns its keep. Schools such as Walsh CofE Junior School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Act on the first splits you see
  • Clear growth from the base of walls and joints
  • Ask before painting over external sealant
  • Keep high-pressure jets off the joints

Do not paint over the new sealant unless we’ve said the product is paintable. Many exterior sealants aren’t designed to be painted, and paint can crack as the joint moves.

A joint that has stopped moving pushes the movement elsewhere, usually as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.

What happens if it’s left?

Sealing over the top of old mastic doesn’t hold for long. New sealant does not bond well to old, weathered sealant, so the old joint is cut out fully first. In an older home around Ash, damp from a failed joint can get into timber and plaster, and that is a much bigger job than renewing the sealant.

What you pay reflects the work, not guesswork. That’s why we ask about the job first and send you a clear quote before work begins.

How the job changes by surface

Render joints

Water behind render can lead to blown patches. A sound joint keeps the render dry behind and helps it last.

Concrete and blockwork

Wide joints in concrete need the depth controlling carefully. Backing rod sized to the joint sets it so the sealant is not too deep.

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
