How we handle bathroom resealing in South Street
A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. Common call-outs are for damp behind the bath or under the tray and gaps where the bath or tray has moved, across baths, shower trays & enclosures and kitchen worktops & upstands.
Hard London water leaves limescale on sealant, grout and taps alike. In South Street, bathroom resealing is as much about a room looking cared for as about keeping water out.
The work is covered for a year after we finish. If anything isn’t right with it, phone 0345 464 0079 or drop us an email.

Questions from South Street
Could a tired shower seal in my South Street flat affect the neighbours below?
Yes, and the first sign is often a stain on the ceiling below. Cutting out the old sealant and laying a new bead early stops it getting that far.
Is parking a problem for a job in South Street?
Parking in South Street, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.
Do you come to South Street?
Yes. We work in South Street, as part of our work across South East England, London and Scotland. To book, call 0345 464 0079 or drop us an email.
What information do you need?
Only a few details: the address or postcode, what’s wrong and any access issues. Then ring 0345 464 0079 or email us.
Do you do kitchens as well as bathrooms?
Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
How long will the resealing take?
It takes half a day or less for one room, longer when the kitchen is included. You’ll know how long to expect before we start.
Are you insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
Do I need to be at home?
That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Signs you need bathroom resealing in South Street
Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.
Signs it’s time to call us include:
- A reseal done over the top of the old bead
- Black mould in the silicone that won’t clean off
- Leaks into the floor or ceiling below
- Sealant that has split, shrunk or peeled away
Rented homes near Oxted station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
What to look for in a quote
- Whether all the old sealant comes out first
- Which colour the sealant will be
- What guarantee comes with the work
- Whether they’re fully insured
How we quote for bathroom resealing
The quote reflects the job in front of us. We take into account:
- How much old sealant there is and how hard it is to remove
- Access and height
- When we can work, for business premises
- The type of sealant required
We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or email us.
Asking for a quote
When you call or email, these details help:
- The address or postcode of the job
- What the problem is, such as mould, gaps, leaks or cracking
- Photos by email, if that is easy
- Whether it has been sealed before
Getting a quote is simple: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job.
How it works
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes two to three hours for a typical bath, depending on how much old sealant there is from start to finish. In South Street, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
Before we arrive
- For business premises, tell us about site rules or sign-in
- Tell us about any water getting in
- Clear the area around the work

How to look after the new joints
A little care helps the new joints last. Our advice:
- Open a window or run the fan so the room dries
- Keep an eye on the corners, where splits start
- Clean with a mild bathroom cleaner and a soft cloth
- Move toiletries away from the joint
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Replacing the sealant early keeps the job small.
Bathroom resealing in South Street: local notes
In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early. London’s water is hard, which leaves limescale on sealant, grout and taps.
For site and facilities teams at buildings such as Charles Darwin School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. In the older streets around Church of St Mary the Virgin, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What we can’t put right
To be straight with you, some problems need a different trade:
- Tiles that have come away from the wall
- Water getting in through the grout rather than the sealant
- Cracks in the tray itself rather than the joint
If you’re not sure, just ring 0345 464 0079 or send us an email and we will give you a straight answer before you book.

Why act early in South Street
The difference in a professional reseal is mostly what you don’t see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
