Bathroom resealing in Well Hill, done properly
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Well Hill. We’re fully insured ARBOMaster approved applicators, and every job carries our one-year guarantee. We work on shower trays & enclosures, sinks & splashbacks and basins & vanity units, and common reasons people get in touch are damp behind the bath or under the tray and black mould in the silicone that won’t clean off.
Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, with bathrooms fitted into whatever space was available. A compact bathroom that steams up every day is hard on silicone and grout.
All our work is covered by a one-year guarantee, wherever you are in Greater London.

Bathroom resealing around Well Hill
In a London flat, water from a failed bath or shower seal can reach the neighbours below, which is why it’s worth fixing early. London’s water is hard, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in.
Well Hill is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. Rented homes near Knockholt station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What happens if it’s left?
Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it generally comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in Well Hill, the repair is bigger than a sealant job.
What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts.

When something else is needed
To be straight with you, some problems need a different trade:
- Tiles that have come away from the wall
- A bath or tray that moves because it isn’t properly supported
- Cracked or missing grout between tiles (that is regrouting)
If you are not sure, just call 0345 464 0079 or send us an email and we’ll give you a straight answer.
Surfaces we seal
- Sinks & splashbacks
- Kitchen worktops & upstands
- Wet rooms
- Baths
- Shower trays & enclosures
- Basins & vanity units
Surface by surface
Basins & vanity units
The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.
Wet rooms
A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.
Well Hill questions
Can you help a landlord with a rental near Knockholt station?
Yes, rental work is part of what we do. You can ring 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before any work starts.
Can worn sealant in a flat in Well Hill cause a leak downstairs?
Yes, and the first sign is often a stain on the ceiling below. Cutting out the old sealant and laying a new bead early stops it getting that far.
Do you do commercial work?
Yes, regularly. We can plan bigger jobs in stages.
How long does a bath or shower reseal take?
Allow a morning or an afternoon for most single baths and showers. We will confirm how long your job needs when we quote.
How much does bathroom resealing cost in Well Hill?
Every job is different, so each one gets its own quote. To get one, ring 0345 464 0079 or drop us an email and let us know what needs doing and where.
Does the resealing come with a guarantee?
Yes, a 12-month guarantee. Looking after the joint as we suggest helps it last.
Is white the only colour available?
You’re not limited to white: white, clear and colours to suit tiles and worktops. We’ll talk it through when we quote.
Can new silicone go straight over the old?
No. Fresh silicone can’t stick to the old bead, so it lifts and traps water and mould underneath. We always take the old sealant out completely.
Common problems we fix in Well Hill
Plenty of failed sealant has been laid over the top of older sealant. New silicone will not bond to old silicone, so it peels, leaks and hides mould behind it.
The most common problems we see are:
- Failed sealant on the screen profile
- A reseal done over the top of the old bead
- Leaks into the floor or ceiling below
- Gaps where the bath or tray has moved
Schools such as Chelsfield Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
Questions to ask before you book
- Whether you can choose the colour
- What preparation is included
- What insurance they hold
- When the joint can take water or movement
How we quote for bathroom resealing
Your quote is based on your job. We take into account:
- Which sealant suits the joint
- How many rooms, windows or areas are involved
- The amount of work
- Whether there’s mould to deal with
Combining jobs into one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.
What we need to know
What to tell us when you ask for a quote:
- Roughly how big the job is
- The address or postcode of the job
- Whether it has been sealed before
- A few photos by email, if you can
Every job is quoted individually, so the first step is telling us about yours. Simply call 0345 464 0079 or email us and describe the job and send pictures if you have them.
How to look after the new joints
A little care helps the new joints last. We recommend:
- Wipe up water along the back of the worktop
- Use gentle cleaners on the silicone
- Don’t let bottles sit on the bead
- Dry the bead with a towel now and then
Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out. Replacing the sealant early keeps the job small.
How it works
Every visit runs the same way: we check the joints, protect the area around them, do the work and tidy away. Most jobs take a morning or an afternoon for most single baths and showers. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We clear away and tell you when it can get wet, usually after around 24 hours.
Before we arrive
- Clear the area around the work
- Let us know about stairs, lifts or work at height
- For indoor joints, keep the area dry beforehand if you can
