Broom Hill Bathroom Resealing
Bath, shower, basin, wet room, worktop and sink resealing for homes and businesses in Broom Hill and across Greater London. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- Lumpy, uneven sealant from a DIY attempt
- A reseal done over the top of the old bead
- Shrunken sealant along the back of a worktop
Aftercare tips
A little care helps the new joints last. Our advice:
- Dry worktop joints after washing up
- Do not let bottles sit on the bead
- Keep an eye on the corners, where splits start
- Give the silicone its full cure time
In a kitchen, don’t let water sit along the back of the worktop. A dry joint lasts longer.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
Bathroom resealing in Broom Hill, done properly
Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on basins & vanity units, sinks & splashbacks and kitchen worktops & upstands, and the jobs we see most are shrunken sealant along the back of a worktop and leaks into the floor or ceiling below.
Hard London water leaves limescale on sealant, grout and taps alike. In Broom Hill, bathroom resealing is as much about a room looking cared for as about keeping water out.
Big or small, it’s backed by our 12-month guarantee.

What happens if it’s left?
Dealing with sealant early is a short job: it takes a couple of hours for a single bath or shower. Wait for a leak and you may be looking at panels off, drying out and redecorating too. In a flat in Broom Hill, failed sealant seldom stays inside your own four walls: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

Broom Hill questions
Is parking an issue for bathroom resealing in Broom Hill?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.
Do you work for landlords with property near Orpington station?
Yes, we work for landlords and agents. You can call 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before any work starts.
Can I add another job to the visit?
Yes. Just list everything you need and you will get one quote.
Do you do kitchens as well as bathrooms?
Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.
Are you fully insured?
Yes. We are fully insured for domestic and commercial work.
Will there be a smell?
Possibly a little. Any smell clears as the sealant cures, and ventilation helps.
Can I choose the colour of the sealant?
White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.
Is it worth trying it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Common problems we fix in Broom Hill
Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.
The most common problems we see are:
- Failed sealant on the screen profile
- Splits where the tray meets the wall
- A bead that has pulled away from the tiles
- A messy, uneven bead from a previous reseal
If you look after a building such as Perry Hall Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Bathroom resealing in Broom Hill: local notes
London’s water is hard, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in. Broom Hill has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
For an older house near a landmark such as Church of All Saints, older homes can move a little, which is hard on rigid grout and tired sealant. Rented homes near Orpington station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Other services in Broom Hill
Work for landlords, hotels and businesses
Letting agents and landlords in Broom Hill can book us as well as householders. Sealant work between tenants keeps a property looking cared for.
Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
The process
Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes half a day or less for one room, longer when the kitchen is included. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Broom Hill. A visitor permit or a nearby bay makes the visit run more smoothly.
- First the area is protected and every bit of old sealant removed.
- The joint is cleaned, degreased and treated for mould.
- We let it dry fully and fill the bath with water before sealing.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.
Getting ready for the visit
- Tell us about any previous sealing or DIY attempts
- Try not to wet indoor joints just before the visit
- On commercial sites, let us know about site rules
Getting a quote
Asking for a quote is easy: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job, and we’ll take it from there.

Can I do it myself?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Surface by surface
Wet rooms
A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.
