Window mastic in Perry Vale
Every window and door frame has a gap around it, and mastic is what closes it. Once that seal fails, wind and rain find the gap. Our applicators cut it out and replace it with a flexible, weatherproof sealant. Typical jobs include whistling draughts around closed windows and hard, cracked sealant around windows, across timber windows & doors, composite doors and window sills.
London homes have every kind of window, from timber sashes in period terraces to aluminium and uPVC in newer blocks. The mastic around them dries out and cracks with age, letting in draughts and water.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Composite doors
A composite door generally sits in a plastic outer frame, and the joint around it is sealed like a window. We match the colour to the frame.
uPVC windows
Plastic frames move a lot between a hot afternoon and a cold night, so the joint needs a low-modulus sealant that stays flexible. We match white, brown, anthracite grey and black frames.
What window mastic looks like in Perry Vale
Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Kingswood House (about 1.7 miles west) nearby, there’s older building stock in the area around Perry Vale as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.
For an older house near a landmark such as Christ Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Schools such as Perrymount Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

Your questions about window mastic in Perry Vale
Is parking a problem for a job in Perry Vale?
Parking in Perry Vale, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.
I let a flat near Forest Hill station. Can you help?
Yes, landlords and agents are among the people we work for. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear price.
What does window mastic cost?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Do I need to be at home?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Do you guarantee window mastic?
Yes. Our one-year guarantee covers every job, inside or out.
Do you cover Perry Vale?
We do. Our applicators work in Perry Vale.
Can I paint over the new sealant?
Not generally, if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.
How long should I leave it?
Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used.
Leave it or put it right?
A cracked joint around a frame lets rain into the wall. Over time that can mean damp patches, damaged plaster and rotting timber. A reseal is a much smaller job. Damp from a failed joint spreads quietly in older London brickwork and timber, and once it shows in Perry Vale, the repair is bigger than a sealant job.
What it costs depends on the amount of work, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts.
What you get with us

Signs you need window mastic in Perry Vale
Older frames were often sealed with products that set hard. Once it has hardened, the frame’s movement tears it from the wall, and a gap opens along one edge.
It’s worth asking for a quote if you see:
- Gaps where the sill meets the wall
- White mastic on grey or black frames
- Whistling draughts around closed windows
- Mastic that has split away from the wall
Letting a property close to Forest Hill station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

How the visit works
At the end, we look at the finished work together. The visit itself generally takes a morning for a couple of windows and a door, depending on the size of the job. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Perry Vale. A visitor permit or a nearby bay makes the visit run more smoothly.
- First, we confirm safe access to each frame.
- Old, cracked mastic is removed completely, along with any loose debris.
- Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
- Backing rod fills deep voids and the sealant goes in on top.
- We tool the joint so water runs off, then clear up.
How to prepare
- Mention if the joints have been sealed before
- Clear the area around the work

Aftercare tips
Looking after new joints is easy, and it makes a real difference:
- Walk round the house once a year and look at the joints
- Make sure the drainage slots are not blocked
- Do not use solvent cleaners on the joint
- Keep paint and stain on wooden frames in good order
Keep the new mastic undisturbed while it cures, following the cure time we give you. Keep jet washers away from the frames.
Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.
What sealant work can’t fix
In fairness, some problems need a different trade:
- A sash or casement that won’t close properly
- Soft or decayed wood in the frame
- Condensation trapped between the panes
If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think.
